Science can be fun

In today's high-tech society it is important that children develop an interest in science at an early age and see that science is a part of our lives. By becoming comfortable with science at an early age, children can reap many long term benefits. Getting children interested in science does not take a lot of time and effort. Their natural curiosity will ease the way. Making it fun is the key element. The learning process in children happens through play. During play the world is not so threatening. Kids feel safe, secure and capable. They explore on their own. There is an old Chinese saying:
I hear and I forget.
I see and I remember
I do and I understand.
Information and knowledge gained from hands- on activities and self discovery remains in the long term memory.

There is no need for a special place or equipment for teaching science to kids. Most of the materials and equipment needed can be obtained in home, school, grocery store or local hardware store. Science activity can be carried out with a single kid or group of kids. It can be carried out whenever you want or wherever you want. For example when there is nothing to do and kids are bored. When the weather outside is not friendly. It can be carried out in the kitchen, in the garden, nature hikes, beach trips etc..

Science experiments in our house started in the kitchen. One day when I was baking cookies, my kids were helping. Curious as usual, they started asking questions. Why do we add sugar? Why do we add eggs? Why do we have to add baking powder? At that moment a bulb lighted in my head. We made some cookies without baking powder and compared. This became a hobby. We started experimenting with lot of things, sometimes purely on impulses. But we sure enjoyed that time. Some examples that quickly come to mind are: a) one day when we were folding laundry, some clothes had static. They made small cracking noises and stuck. We had fun learning and experimenting with lot of other things that produce static electricity. b) When we had gone to the beach we started talking about the sea/ocean water being salty and how salt is extracted from the sea water. Kids brought some sea water back home and placed it in sunlight in a shallow tray. In 2-3 days the water evaporated and they collected the salt crystals. The satisfaction in self discovery is incomparable. Without any prompting from me kids also experimented if saltwater freezes faster or tap water.

Looking at their interest, pretty soon me and my friend got together and started doing planned experiments with our children in a group setting. Kids enjoyed them and looked forward to the experiment days. Volcanoes and slimes were a lot of fun. When we did an experiment on coloring daisies, (white daisies if placed in colored water, pick up that color. In a few hours their petals start showing the color in the water) it did not end there. Pretty soon more flowers got experimented on and then came the question Why some flowers pick up colors faster than the others? One day while we were weeding in the garden we had an amusing finding. There were lots of Lady Bugs on one particular type of weed. That led us to the information on how and why certain bugs favor certain plants or animals. Similarly different kinds of rocks found in the garden piqued kids interest and we ended up doing a project on rocks.

I was happy to see that I had achieved what I was aiming for: 1) Questioning of observed events leading to finding information. 2) Promotion of independent thinking and reasoning process in the versatile young minds.

This first step Science is fun can be followed by the next more exciting step, where kids learn that Science is also an adventure and challenge. It often requires some detective work and it requires learning of a methodical step by step approach to solve problems. This approach is called The scientific method. The steps in a scientific method can be roughly outlined as follows. 1) If you have to solve a problem start by collecting data. Read books, talk to people, and make observations. 2) Brainstorm- Spend time looking over and understanding the information collected. Have discussions if you are working in a team. 3) Make predictions. 4) Design and carry out experiments. 5) Analyze your results and derive conclusions.

It is a lot more fun to do these activities in a group or as a team. Parents or friends can be very good companions. As kids grow up participation in science fairs can also bring a good learning experience.
So parents get involved with your kids science activities and share with them the excitement of being a scientist and an explorer. Kids will know that science can be fun. Once they get interested they will keep thinking, investigating and inventing for ever.

Experience the Strange and Twisted World of Internet Cafes

Experience the Strange and Twisted World of Internet Cafes

 by: M6.net

Being a novice of the Internet and realms of technology in general, the idea of hanging out in an Internet caf scared me about as much as it used to when I first sat in front a computer trying to figure out how to turn the thing on. Pictures of super-obese, nerdy, snotty-nosed tech-heads filled my head as well as visions of stagnant, sterile rooms crammed with blue screens flashing the latest comic heroes and teen idols. Well, I just went on a trip to several countries around the world and I ventured into this unknown sector, as I wanted to keep in touch with people back home. Although I admittedly didnt visit many of these cafes (I needed a break from the computer worlds of school and work), the few I did see were quite different from what I expected.

First stop was a caf in Prague, Czech Republic. This was hidden down an alley but was next to restaurant so it seemed safe enough. I paid the equivalent of just over $1.00 U.S. for a half hour on the machine-not too bad eh? Now I dont know if I was attacked by an evil spirit or just had something with my brain that day, but for some reason it took 25 minutes to just get into my hotmail! First of all, the keyboard was different, and in weird ways I tell you. If you hit the Y key it came out as a Z and vice versa. I was surprised later in London that their keyboard was also different from the ones back home. I thought keyboards were universally the same around the planet! I finally got into my hotmail, sent a one sentence email and left. Looking around me as I departed I saw that most of the people using computers were so-called normal folks like myself, mainly backpackers and tourists, but also businessmen etc. If I had more patience that day it probably would have been a nice atmosphere to be part of, I saw that they served coffee and tea, but as I was in a beautiful foreign place I needed to get out under the Sun amidst the real action.

My other main experience in the public Internet world was to be in the North of London in a suburb called Neesdon or Sneezdon as the Aussie mates I met up with liked to call it. Here, the Caf was totally different from the previous one and I assume I dont like to assume-that like people, each caf is an individual entity with both positive and negative traits as well as bonuses and letdowns. This caf was in the back of a mobile (cellular) phone shop and was just a tiny room with a handful of computers that no one else seemed to be interested in, everyone looked more focused on phones, but I have a weird feeling they might have been dealing something else under the counter that was sparking hot interest.

We paid 1 pound (approx. $1.75U.S.) for an hour. Three of us walked in and we sat down at two computers, I think this was probably disallowed but again no one was paying any attention to us. My friend said he had been to this particular caf a few times previously as he was living in the area for a year, and had seen and experienced some undesirable situations. One day he believes he saw a cannabis deal go down, and on another occasion a drunken man came in and told him he didnt like the look of him and would he go outside for a fight? The confrontation dissipated with the use of calm communication but you can imagine that this type of Internet caf would be rated poorly on a world standard. So, beware where you enter the virtual world my friends, reality may just arrive to smash you in the face!

In the end, I think like all things in life these Internet cafes need to be approached with optimism and hope, as one never truly knows what there is to offer in a new experience. I imagine that there is a multitude of different types of cafes-some you may even deem as cool places to gravitate. If strange and twisted is what you look for, or a common normality, I believe both can be found in the cafes of the future.

Taking Your Toddler Grocery Shopping How To Survive It And Even Enjoy It!

Taking your toddler grocery shopping can feel like the parental equivalent of a trek up Everest. Negotiating tricky crevasses (your toddler's willingness to participate) through to sudden storms (tantrums) can make that push for the summit (tonight's dinner) feel particularly unreachable. So what's a mom or dad to do? Abandon all attempts and go internet grocery shopping instead? Not a bad idea. Live on peanut butter and jelly sandwiches? Well, it's probably your toddler's idea of a gourmet meal.* But like peanut butter or not, you're going to have to go at one point. It's one of those unfortunate musts and the survival trick is preparation.

Just as you wouldn't make your quest for Everest's summit in a bikini, so you shouldn't take your toddler when she clearly has no chance of making it through the event. Plan early in the day what you need and make sure you go shopping either well before nap time before the 'cranks' arrive or after her nap when you're sure she's fully awake. No adult likes being dragged out of bed and shoved in to a car seat, so try to offer the same consideration to your little person. Plan a snack which you can either give just before you go or alternatively, make a picnic out of it.

Have realistic expectations for your shopping experience and make sure that you are also as well rested as you can be, before you embark on your voyage. Don?t cram too many errands in together. Getting those last few things done may seem like a good idea, but when you?ve got your little person in tow, it?s a recipe for a disaster. Tell your toddler your plans. We?re just going in to this store to get groceries and you get to sit in the cart! Make sure you phrase it in such a way that it?s a done deal. Make it sound like you confidently expect your toddler to participate in this wonderful exercise.

Put your toddler in the cart immediately on entering the store, unless you have another mode of transportation that does not involve her walking independently. Do up the safety straps and take advantage of those grocery store cleaning wipes to give the handle a swipe if they offer one. Bring a long a toy for her that you can preferably attach to the cart.

Resist the temptation to offer treats in the grocery store. If you do provide a treat, you could well create a problem that will last for years and make grocery store visits about as appealing as having a root canal. Why not just one? Well, just introducing the concept can cause problems both now and down the line. Make a habit of never offering anything in the store, except your delightful company. Just remember, if you can encourage them to find you scintillating at this age, you might be in with a hope that they will still find you even remotely interesting when they?re a teenager.

Make your toddler part of the shopping experience. Take time out to make it a fun and educational experience for her. Show her the produce you?re buying and name things for her. Let her help you put things in the cart, is she?s in a good enough mood. Take time to enjoy her as she learns something new. Expect little hands to reach and be careful where you park your cart as you don?t want to be responsible for creating a roller derby out of tomato sauce cans.

When you get back in the car, congratulate her on a job well done. Tell her how much you liked her helping you. Take time out to offer her a pleasant activity once you're home and you?ve put the perishables away. Remember you want to praise her when she behaves well and the rest of the groceries will always be there to be put away later. *If your toddler eats peanut butter be sure to use smooth peanut butter thinly spread. ?

How to Choose a Right Backpack?

Undoubtedly, backpack is an essential gear for every outdoor event to carry your world along with you. Experts believe that when it comes to choosing a right backpack a good rule of thumb is, Buy right and pack light. There is a large variety available in the market ranging from expensive to cheap, lightweight to ultra-lightweight and highly fashionable to real basic. So it may turn out to be a real daunting and challenging task when it comes to choosing a right backpack for your outdoor activity. Most of us don't know what exactly a right backpack is.

Well, a right backpack is the one that sits comfortably on your shoulders and back and make you comfortable to carry your load during long and short trips alike. To select a right backpack you need to consider many things, such as comfort, load distribution on your spine, important features and functionalities you required in your back pack and finally the budget. Among other things, comfort should be on your first priority, because you are buying backpack for comfortable journey. Therefore, to make a good selection decide which feature is important for you, how long is your journey, what is the actual weight you wish to carry etc.

Literally, there is a large variety available in the market to choose from, such as crush resistance, frameless backpack, internal & external backpack, lumbar & torso packs, lightweight, single strap & double strap backpacks, infant & child backpacks, hydration etc. Remember, they are all different so try them actually to see which ones suit you better. Before answering these questions, some important elements should be considered, such as purpose of your trip, duration of your trip along with the capacity you'll need and the features you demand in a backpack.

First of all, remember the golden rule of backpacking uy right and pack light. That means you should buy the right backpack according to your needs and pack it light with essential things only. A right backpack is the one with the right size to fit your torso. It is the first and most important step to safe backpack use. If you can bring one of your friends with you while buying any backpack then it is ok, otherwise ask the salesperson to help you measure your backpack properly.

Next important point can be to purchase adjustable backpacks. Nowadays market is full of good quality adjustable backpacks. No doubt, adjustable back systems are great, but will cost you a bit extra than your bulk standard pack. Actually, adjustable backpacks will allow you to set the height and weight of the pack in the perfect position on your back. Either you can set it yourself or ask your friend or salesperson to adjust and fit your pack on your back by sliding it up and down until you are comfortable. So, when you feel it is right, you lock it off.

Next is to choose the correct frame size. Remember every backpack is useless (regardless of your good height and top quality of backpack) unless it has a correct frame size according to your body and shape. Gone were the days when people think 'one-size-fits-all'--it far from the truth. Experts strongly believe that your torso size and your overall height are two completely separate measurements when it comes to backpacks. Actually Wayne Gregory was the first backpack designer who thought seriously about the importance of correct frame size to fit your torso.

According to him, your correct frame size can be found by measuring your torso from the seventh vertebra down the spine to the point in the small of your back which is horizontally level with the top of your hip bones. To find this point, use your fingers to trace the hip bone upwards till you feel the point where the top edge of your hip bones curve inwards, on the side of the hip, creating something of a shelf. This measurement is the torso length, especially useful to consider those packs with non-adjustable back system. In fact this system that is used throughout the outdoor industry today to measure the exact body size and to determine the correct frame's size.

Similarly, another important consideration is proper fit of waist belt by knowing its correct size. In simpler words, the hip belt is meant for hips and not for your waist. Therefore hip belt should rest on your hipbone, not on your waist, because if it is on your waist then you will carry too much weight on your shoulder. In the same way if it is too low, it is bound to interfere with your walking. Quite frankly, both are undesirable. Ideally with a full pack on, the top edge of the waist belt should ride one inch above the top of the hip bone. Lastly, you should also pay attention to shoulder straps. These days many good quality backpacks are available in the market with adjustable shoulder straps. Backpacks with self-adjustable shoulder are regarded as top backpacks, because in these backpacks the shoulder straps can be rotated to accommodate individual neck and shoulder shapes.

Well folks, these were just few considerations for choosing a right backpack for your hiking or trekking. Your backpack contains all of your surviving things in a wilderness so you always try to select a good and comfortable backpack. The only cause behind the selection of an expensive backpack is comfort, so while purchasing any backpack, do some research to find the pack that's right for you.

Gent Tourist Information

General summary of city:

Gent, also known as Ghent, is an incredibly popular destination in Belgium. The word Gent is actually the Dutch spelling for the city of Ghent and the two terms are often used interchangeably. Gent is filled with exciting things to see and do and travellers will not be disappointed by the recreational offerings in Gent. Travellers can immerse themselves in the culture and history of Belgium by seeing the myriad abbeys, beguinages, churches, castles, historic landmarks, and museums strewn throughout the city of Gent.

Gent was, at one time, second only to Paris in terms of popularity and size. In the 1830s, Gent showed the significant signs of industrialization, as more and more factories were established within the city. Gent is a thriving city, one that possesses a population of well over 500,000 people. It is also estimated that well over 30,000 people travel into Gent each day, for work and social activities. Since 1950, the city has undergone a significant phase of revival: the canal has brought many businesses into Gent. Currently, with its transportation network and many working opportunities, the city of Gent continues to thrive and it is the capital of East Flanders, Belgium.

Places of interest:

The city of Gent holds so many things to see in do. Travellers can get the perfect scenic overview of the entire city by touring the Belfry or the Castle of Counts in the historic city of Gent. In fact, from the top of either location, other famous sites are easily viewable; sites that include the Veerleplein, the Vleeshallen, the St. Niklaas Church, the Library of the University, The medieval harbour, St. Michiels Church and Gent's shopping centre.

In the heart of Gent, travelers will also find St. Baafs Cathedral, a historic building filled with biblical artwork. The artwork in St. Baafs Cathedral includes images of Adam, Eve, and the Serpent in the Garden of Eden; the Tree of Life; the Holy Cross, and the images of the different counts of Flanders also appear in the Cathedral. Further, the cathedral holds the tombs of the Flemisch Bishops and houses four pillars that were a gift from the Tudors of Britain. Finally, the cathedral possesses some of the most stunning stain-glass art imaginable.

While in Gent, travelers shouldn't miss out on touring the fifteenth century canon, now a monument, located near the Vrijdagmarkt. The Vrijdagmarkt is a square in Gent, offering opportunity for the travellers and residents of Gent to get a taste of medieval life by viewing the existing medieval architecture.

Things to do:

While staying in Gent, there is certainly no lack of things to do. First, travellers will want to make sure they see as many of the churches and cathedrals as possible, because no two churches are exactly alike; each church holds its own unique artwork and architecture, thereby making each religious site seeing destination more difficult to pass up while touring the city!

The Sint-Baafskathedraal Cathedral was built in the fourteenth century. Sint-Baafskathedraal in St. Bavo's Square has no entrance fee, unless the traveller is looking to view The Adoration of the Lamb, a prized and cherished painting by Jan Van Eyck. The entrance fee to see Van Eyck's work is nominal, and the cathedral is open from 8:30 a.m. to 6:00 p.m. daily.

The Gravensteen, also known as the Castle of the Counts of Flanders, at Sint-Veerleplein 11 was built by Philip of Alsace in the late 1100's. The word Gravensteen is actually Dutch which, when literally translated means castle of the counts. It is the very first stone castle erected in Gent. Prior to the Gravensteen, only wood structures existed. Finally, the Gravensteen has been restored to its former glory and a number of medieval displays can be viewed within the castle: offering viewing enjoyment for the entire family.

Food & Drink:

Those in the mood for seafood can dine at Vier Tafels on Plotergracht 6. The Vier Tafels is a bar and a restaurant, offering international delicacies, wines, cocktails, fresh seafood, salad, rice, salmon, Gambas, mussels and more. Vier Tafels is honoured for its universal cuisine, so there is something for everyone's palate.

'T Keteltje at Nederkouter 1 is the perfecting dining spot if one is looking for a romantic dinner while staying in Gent. Fully dressed tables and a variety of season dishes make the 'T Keteltje one of the finest places to dine in Belgium. Likewise, the De Foyer Brasserie at Sint-Baafsplein 17, is housed in the former Royal Dutch Theater. The De Foyer serves fine dishes like tomato crevettes, grey shrimp, chicken waterzooi, cr?me brulee, chocolate mousse, tiramisu, and tarts, among other incredible desserts.

The Chez Leotine Restaurant at Groentenmarkt # 10-11 also serves Waterzooi, Flemish Beef Stew, and frites. Waterzooi is a unique Belgium dish, much like Cream of Chicken Soup, that has chicken, carrots, celery and onions in the mix. After having your meal at the Chez Leotine Restaurant, travellers may find that the size of the servings offered there has left little to no room for dessert!

    Choosing A Toddler?s Backpack

Choosing A Toddler?s BackpackSubmitted By: Jon Kelly

If your child has just turned two he or she will probably think that they are completely independent now. A good way to encourage them and to plan some fun in the park is to buy them a backpack.

It is important to choose the correct back pack for your toddler or you may find that you end up carrying it! Firstly the backpack must not be too long. You do not want to have the backpack pulling down or getting in the way on the slide (you may find that your child is not always willing to take off their new back pack once you get to the park!).

Secondly it is important that you cannot fit too much in their back pack. There will be days when your toddler will want to take their entire car or doll collection out with them, if the back pack is fairly small then they will realize that not everything will fit into it ? and hence will learn to limit their park toys.

Keeping it practical is an important part of everything to do with a toddler. You can guarantee that your toddler will want to carry their own picnic snacks ? so make sure that your toddlers backpack is easy to clean. It needs to be lined so you can just wipe out the inside. It is also probably a good idea to avoid the fabric outer layered ones as these get wet and waterlogged, and the mud sticks firmly to them.

Now comes the really difficult choice ? what should your toddlers backpack have on it? Well, be warned that if you go for a recognized children?s character such as Noddy or Spiderman there is the chance that you child will decide that they no longer like this character and then they will want a new backpack! If you choose something more general such as a fireman bag, or a bag which is quite plain and you can pretend it is whatever you want it to be; one day it can be Dora the Explorers bag, the next day it can be Diego?s backpack; it can be a doctors bag, whatever you child thinks of, you can pretend it is.

Finally you need to make sure that you don?t end up carrying your toddler?s bag. Toddlers learn all the time from copying, so the more respect you give an item the more respect your child will give it. It might be a fun idea to give your toddler an old mobile phone which is no longer in use (remember to take out the battery for safety), and a key ring with an old key on it. Then when you are leaving home you can run through a check list; my bag, my keys, my phone; your bag, your keys, your phone. By doing this together he will see how important your bag is and will hopefully place a similar importance on his own bag.

Now you are ready to head out together. If you are going on a long bus or train journey, I found it useful to sometimes hide a little present in the bottom of the bag, so just when it is all getting boring and the other passengers are starting to stare, you can get your toddler to delve into their bag and find a special treat ? if this is wrapped up, it will take up even more of the journey while they open it!

    New BMW 3Series Convertible Unleashed

BMW earlier announced its upcoming vehicle - 2007 3-Series Convertible. The sizzling vehicle from BMW will make debut in the Detroit this coming January. It will be offered in both 328i and 335i engine editions in the United States. In Europe, 325i and 335i engine editions will be offered.

The automaker claims that the new 306 horsepower 335i cabrio is capable of generating 62 mph in 5.8 seconds. According to JEZ SPINKS, BMW assured enthusiasts that the new vehicle will be given a folding hardtop roof. BMW will also join the folding-metal-roof club this coming April when it launches the 4th generation of its 3-Series Convertible to the automotive industry.

The best-selling model of the automaker is a product of constant upgrades to BMW auto accessories and parts. In fact, the latest version of the vehicle is given the latest automotive phenomenon, which is the hardtop. Mercedes-Benz SLK and Peugeot 206 CC heightened the growing trend of retractable hardtop in the 90s.

Today, the famed innovators of hardtop are Mazda and Volvo for their MX-5 Roadster Coupe and C70, respectively. Mazda Miata accessories blended with the groundbreaking hardtop boost up the appeal of the vehicle. Consequently, genuine Volvo accessories combined with the hottest technology created Volvo's pride convertible. So far, the most technologically advanced hardtop uses lightweight folding roof.

To join the phenomenon, which is gathering smoke in the auto industry, BMW also adopted said technology in its newest 4-seat 3-Series Convertible. The latter is based on the coupe rather than sedan. Its hardtop is made of electro hydraulic metal roof that open automatically with a touch of a button. The operation only takes 22 seconds. Moreover, said hardtop can also be operated away from the car using the remote key fob. This type of operation is opted by many drivers to preclude accidental opening.

BMW 3-Series Convertible is given leather upholstery with optional SunReflective technology. The latter is applied on seats and armrests to lessen surface temperatures on dark interior colors by about 20 degrees Celsius.

The new convertible from BMW will be unveiled this coming January at the Detroit Motor Show. Further, it will go on sale in Europe on March next year.

How to Use Maximum Leverage to Get Rich Fast

Alone you have NO leverage. Alone, you have only YOUR money, YOUR experiences, YOUR time, and YOUR work efforts.

We all have limitations. Unfortunately, too many real estate investors just starting out never learn how to get beyond their limitations by exploiting the power of leverage. No matter how hard they work and how smart they are, they are destined to fail from the get go. You see, people rarely get rich based solely on their own efforts.

But don?t let this happen to you.

Leverage remains a secret to so many investors not because successful real estate investors keep it a secret, but because too many investor wannabees truly don?t understand the power of leverage. Or if they understand the principles of leverage, they fail to properly apply them in their real estate business.

And just to make sure you don?t become another has-been investor, let?s be clear about what leverage is so you can truly harness its power to empower you to get rich fast.

Leverage is anything you can use to multiply your efforts as an investor. When you have leverage, you have the power to control a lot with only a little. You can do more with less effort. This is one of the most important aspects on your path to riches and financial freedom.

There are essentially four ?golden principles that govern the application of maximum leverage in your business as a real estate investor.

    1. The leverage of Other People?s Money (OPM).
Even if you?re brand new to real estate investing, you have probably heard about this financial principle before. Using other people's money - borrowing - is one of the most common forms of applying leverage.

    But why it?s popularity?

In real estate, when you buy a property for nothing down, you are able to pay nothing (or use none of your money) and LEVERAGE 100% control of the property.

Not a bad deal! But it gets even better because leverage gives you the ability to magnify the return on your investment. Here?s a simplified illustration of how it can truly propel your real estate investing business to an incredibly higher level and get rich fast.

Just think about what?s happened! You can use your $50,000 (in cash) to buy a single house to earn a 20,000 profit from the sale of the property. Or you can choose to take advantage of the remarkable power of leverage by using the same $50,000 to buy 20 houses by paying $2,500 down on each of 20 properties. Imagine what your bank account would be like if you made the same $20,000 profit on the sale of each of the 20 houses?

Can you do the numbers in your mind?

It was Napoleon Hill who said ?If you don?t see great riches in your imagination you will never see them in your bank balance.?

Successful real estate investors make it happen repeatedly and it can happen to you if you apply maximum leverage.

    2. The leverage of Other People?s Experience (OPE).
It takes too long to learn everything on your own so borrow from others what they have learned. The best way to be successful in your real estate investing business is to find someone who has already achieved success and then learn from them what they did to get to that point.

    It's not rocket science!

You can accomplish this task in many ways:
    a. Get a mentor
    b. Read books by successful investors
    c. Attend investment seminars

    3. The leverage of Other People?s Time (OPT).
There is a set amount of hours you can work each day. Even if you could do without sleeping or eating, still you would have only 24 hours each day like everybody else. There is only so much time that you personally have to get all the things done that you need to do.

So you must create a duplicable system that is essentially usable by anyone. A duplicable system will help you advance faster and increase your profits while reducing your work.

Your system must be so simple that you could literally teach it to anyone of average intelligence, but yet so effective that once you have taught that someone to use your system, it operates efficiently without you.

    4. The leverage of Other People?s Work (OPW).
You can use other people's labor by outsourcing all of your rehabbing tasks. You must assemble a team to include a plumber, an electrician, an HVAC technician, a foundation specialist, a roofer, a flooring specialist, and a rehab specialist. And don?t forget to include a CPA, a real estate attorney, an escrow officer, and a realtor that specializes in foreclosures.

Here, leverage really starts to kick in because with your team you'll get a lot more done a lot quicker than you could ever do alone. Assemble several teams simultaneously and you will be on fast-forward in your journey to achieve financial freedom.

Find a way to take advantage of other people?s work to accelerate your real estate success... Just do it!

If you do it all on your own, or said another way, if all the money you receive is directly proportional to the efforts that you make, then you are not using leverage. In fact, the author of Rich Dad, Poor Dad believes that If you're working hard physically and not getting ahead financially, then you're probably someone else's leverage!

As one shrewd observer put it, Wealth is when small efforts produce large results. Poverty is when large efforts produce small results. Some people predominantly produce a lot of hard work and effort that doesn't accomplish much. Others do some relatively simple things that make much bigger things happen. That is maximum leverage?

To become financially free through your real estate business, you must master each of the four principles that control the use of maximum leverage.

Property Features: What to Look For and Look Out For!

There are many types and sizes of homes on the market at any given point in time. As many of you know, when you look at several properties in a day, it is best to take a notebook along with you to jot down notes along with addresses so that at the end of the day, you can recall the property features you liked or did not like about a particular property.

Let?s take a look at some of the features you may be considering and how they may affect resale.

First, let?s take a look at the size of the home itself.

We all agree that houses vary in the number of rooms they have as well as the total square footage. It generally doesn?t matter which neighborhood you are considering. Basically all subdivisions have homes of various size, shape and construction.

As far as market value goes, buying the largest house in a subdivision is not the best idea. Why? If the majority of the properties surrounding this large home are much smaller than the one you are considering, they can actually impede or greatly lessen the amount of appreciation this property will achieve. It is best to stay in conformity size wise with the properties surrounding a home you are considering. Ironically, if you were to buy a smaller or average size home in comparison to the others in the subdivision, the larger homes can actually help your property to appreciate more in value.

When shopping for property, especially with resale value in mind, concentrate on your needs and not what you want. Buying a property with features you need in a more impressive development may actually result in better appreciation value than if you were to buy what you wanted in a development of lesser quality.

Let?s take a look inside the property. How many bedrooms and bathrooms are there? The most popular number of bedrooms and bathrooms among buyers today are those with three or four bedrooms and a minimum of two bathrooms. A home with two and a half bathrooms offers even more for possible appreciation and resale value.

What about storage space and utility area? Walk-in closets are one of the most desirable features a home can have, especially in the master bedroom. This is one time when size does matter. The larger the closet space, the better. Also, a nice size linen closet is a must in any home.

When it comes to a garage, think attached and two car garage. An attached two car garage will add to the resale value of the home. A new trend among homes being built over the last couple of years is an attached three car garage. These properties are becoming more and more popular in many areas of the country ? especially in golfing communities.

Now let?s move on to the kitchen. The kitchen is one of the most important rooms in a home. It needs to have plenty of counter space, cabinet space, ?elbow room? and for better resale value, a nice size pantry. A large, bright kitchen versus a small, dark kitchen is preferable and will add resale to the property.

Generally, next to the kitchen will be a breakfast nook as well as the family room or great room. This is the only room where a fireplace will add resale value to the home. Having fireplaces in other rooms generally means you are paying more for a feature than the average buyer will be interested in. Again, go with your needs and resale potential instead of wants or desires. The family room or great room is where family and friends will gather and having the kitchen nearby makes entertaining and dining more enjoyable.

If you opt for a formal dining area, this too should be off the kitchen for ease in serving and clearing dishes after the meal which most formal dining areas are. However, unless you do a great deal of formal dining, this area will be an added expense which you don?t really need.

Well, we have taken a pretty good look at the interior of the home itself, now let?s go outside.

The lot and landscape are particularly important. It is best to stay with a regular shape lot and one which has space both in the front as well as the back. Minimal landscape is better. You can always add improvements such as trees and shrubs but remember to keep it affordable in price and amount. Not everyone has that ?green? thumb and not everyone enjoys yard work. Buying a heavily landscaped lot means you are paying a higher price which you are less likely to recoup when it?s time to resell. The lot should also be as level as possible. Steer clear of a property in which the entire backyard is taken up by a swimming pool as this could make it more difficult for resale. A nice size backyard makes the property more appealing. Also, I don?t recommend odd shaped lots as these are slower to move when it comes to resale.

It is paramount that you check comparable sales in the area prior to making your offer. Your exclusive Buyers Broker will provide you with print outs showing what similar properties have listed for and what they have sold for in the development you are considering. Compare the property you are considering to the list of closed sales. Is the property in good condition? The condition of the property greatly affects the value of the home. Has the current owner made any improvements such as expensive flooring or a swimming pool? Have they added an addition? These improvements or additions may increase the value of the property and will affect the purchase price.

Knowledge is power. By gathering information about other properties in the development you are considering and analyzing the data in the comparable sales report, you will be able to establish a range of values based upon size, age, and features of other homes that have sold in the development. The comparable sales report as well as the condition/improvements of the property you are considering along with the current real estate market will enable you to determine a fair purchase price and offer.

Best of luck in all your real estate endeavors.

Real Estate Forms Your "What's Hot" List

If you are involved in real estate, you know that no matter how simple the deal is, you will be tasked to prepare several documents, all of which are integral to its successful completion. If you miss out on one or a couple of the necessary supporting papers, your real estate transaction could be delayed, or worse, be rendered void. Even if it is time consuming and tedious, you really have to spend time poring over these papers, making sure that everything is in order and nothing is missing.

However, securing all the right papers is not that easy. To complete one real estate transaction, several forms are required and, if you are not that familiar with the business, you will, most likely get mixed up. You can ask professional real estate agents to help you complete all the necessary requirements, but they may ask that they be paid a professional fee for their services. Aside from the additional financial cost this will entail, you will have to adjust according to their schedule. If you are under time constraints, you also cannot afford to waste precious moments setting up meetings and schedules. If you are burdened with these conditions, it may be best if you did things on your own.

If you decide to attend to your real estate related business on your own, you don?t have to be overly afraid of missing out on the documents you need. There are websites that have been established with the aim of assisting consumers who opt to handle their real estate transactions themselves. These sites not only give valuable tips and information on how to properly market and sell their properties, they are also sources of all the necessary forms and documents needed in all kinds of real estate related arrangements.

To further aid the ordinary consumer, some of these real estate related websites have gone the extra mile by first categorizing all the documents according to what transaction these are for (selling, leasing, etc), then these forms are then further listed based on importance or popularity. Through this process, even the greenest of consumers will not find it difficult to select the forms they need.

If the form you need is not amongst the top ten or fifteen documents on the ?what?s hot? list, there are specific tabs which one can click and the full listing of all the pertinent real estate documents will then be shown.

If you are still wary about conducting your real estate business on your own, prior to any marketing activity, make initial consultations with a real estate officer or a lawyer. During this meeting, ask them what the standard procedures are and take note of these. Ask as much questions as you would like, and clarify what forms you will need and what these are for. Once you have all the details you need, you can now proceed with your business with caution. Just before the end of your real estate business, you can opt to verify the accuracy of all the information you have written on these forms. Bring drafts to the real estate agent or your lawyer and have them checked. When he gives you the go signal, you can then finalize all the details.

The availability of legal real estate forms on the internet allows you to minimize your contact with professionals, who normally charge clients by the hour.

Gloria Smith, a former licensed Real Estate Agent owns, runs and created LegalHomeForms.com, a website that was designed to offer consumers instant access to the most sought after types of real estate forms. The cost having instant access to over 60 downloadable real estate forms is roughly the same as what you would normally pay a professional to create one document for you. For a full listing of real estate forms, visit: http://www.legalhomeforms.com/list.htm.

A Prelisting Package to Ensure You Acquire that Listing

In today?s competitive world, real estate agents have to continually think of unique ideas to score listings, to build clientele, to retain them etc. The sky is the limit when it comes to strategies to impress prospects without resorting to illegal or unethical methods. A Pre-listing package is the marketing tool that holds the potential to get you that listing even before you meet the prospective client.

A Pre-listing package can include just about anything ? documents, photographs, charts, figures, videos etc. It aims at preparing the seller for the upcoming event (sale of his home) and to prove that you are the agent he should list with. Remember that the seller probably has several other similar packages from competitors; so you have to prove yourself better and more capable than the rest.

A pre-listing package should ideally be sent immediately after you get a lead. Once the date, time and place are set for the appointment with your prospect, customize a pre-ready package and send it out immediately. You have to give the seller the chance to go through all its contents.

When composing your pre-listing package, think: simple, easy to understand yet professional. You don?t have to overspend, make it elaborate or exaggerate about your services. It should not be complicated and too time-consuming. The key to a fantastic pre-listing package is to cater to your client?s needs. Think of what your client may require at this point and put a package that hits the nail on its head.

Generally pre-listing packages contain the following information. A confirmation letter detailing the date, time and place of the appointment. Information on pricing, home staging and an outline of the home selling process. Copies of documents that the seller will have to deal with during the selling process, such as listing agreement, property disclosure forms etc. A comparative market analysis. An overview of your marketing plan ? include what you generally do as well as how you are going to tailor your strategy for this particular home.

Next you must tackle with seller involvement. To show your professionalism and to make the seller a part of the process, provide a seller?s checklist. Ask him to keep certain documents ready for your appointment. This can include utility bills, surveys, mortgage papers, any declarations etc.

Include information about yourself and your agency. This means your mission statement, information on your past performance and homes you have sold, the team who will help work with you in the process, other partners or individuals whose services may be required during the process etc. Try not to brag too much about yourself and keep this short. Let testimonials or referrals from past clients do this for you. Provide their contact numbers and addresses for the seller?s information.

A whole load of other items may also be included in your pre-listing package. It all boils down to how you want to sell yourself effectively. Make sure that the package is attractive and well-organized. Every bit of information does not have to be put down in words. Use different techniques appropriately ? for instance, use a simple graph to indicate your past performance, a video on your team or how to sell a home, a flowchart of the home selling process etc.

You can spiral bind the entire contents or use single sheets in a file or employ any other design strategy that looks good and is organized well. If you do not already have a pre-listing package, create a template right away. Keep it handy so you can just customize and send it out when required. It is a great way to let your prospect know that you are the right listing agent for him!

Real Estate Economics at a Glance

Real estate business is like a whole different world in itself where different forces collect and affect one another and thus functions that world. Acknowledging the real estate market laws is rather essential because it is a proper, separate subject that needs to be given its due importance. It needs to be studied like any other subject that is studied in economics. Real estate economics should be studied because it provides information about how the economic laws, rules and techniques are used in connection with the real estate market. The aim of these markets is exactly the same as those of the other markets. To earn maximum profit at minimized cost. Exactly the way other forces of demand and supply are determinants of commodity market pricing and equilibrium, real estate market studies too hold equal importance.

Real estate has become the vital part of the economics. It holds within itself a revenue source for the governments. There are employment opportunities that are filled because of it. The circular flow of national income of a state gets a very big contribution from the real estate market and keeps it flowing steadily. When so much is depended upon it then it should definitely get a place amongst the much pondered upon issues.

Any market; whether it is a commodity market or some other markets there will always be certain forces working together to make it run. A brief overview of the running forces of this market can facilitate even an ordinary man in dealing with real estate matters. The real estate market is huge with two basic forces running it that is demand and supply of real estate. There are owners and tenants and their money capital that they are willing to invest in the properties. These are the two very main characters that play the entire role. Because they are the ones who have money they can invest. The others come second on this list. There are others who rent or lease out their property instead of consuming it themselves. The demand side depends on the population requirement while the supply side depends on all those inputs that help in building the stock of real estate.

The equilibrium formed thus by the forces of demand and supply depicts the mechanism of this market. The study of real estate thus provides tips for a better economic and social development of the societies of the World.

    Dodge Concept Cars For Auction

If you are one of those few who do live to search the world over for unique and one of a kind vehicles, then you might want to take part of this upcoming auction. You see, there would be a pair of Dodge Firearrow vehicles that would be put up for auction during the 36th annual Barrett-Jackson Collector Car event.

The 36th annual Barrett-Jackson Collector Car event would be held on the 13th of the 21st of January come the following year. This is according to a statement that the organizers of the mentioned event released just last Friday. And as per the pair of Dodge Firearrow vehicles, it would be quite an interesting fact to know that these are actually concept cars and are convertibles. They have been built in the 1950s and they are the only ones that were built during that period that are still in a more than good condition. Sure enough, these vehicles would be in mint condition and will come still bearing the original Dodge parts that it was built with.

From 1953 up until the following year, 1954, the Dodge brand was able to create four of these Firearrow concept cars. Although these vehicles did not actually reach the production stage, they were mostly produced so as to be able to bring up the interest of the consumers. It was Virgil Exner who created the designs of these concept vehicles from Dodge. And according to the organizers of the event, the pair of Dodge Firearrow concept cars is the second and the fourth vehicles that were produced. The first and the third units are no longer around.

Organizers of the 36th Barrett-Jackson event say that for those who do not know what this vehicle is, the Dodge Firearrow II (the second one produced) is a roadster that is colored yellow. And as per the Dodge Firearrow IV (the fourth and last one produced) is a convertible that holds two seats. The latter also has roll up windows, a jump seat, a folding top, a full instrumentation panel and a radio.

Searching Los Angeles Real Estate Listings on Your Own

Every day, a large number of individuals make the decision to buy a new home. If you are one of those individuals, do you already have a home in mind? If you do, how did you find that home? A large number of individuals use a real estate agent when searching for a new home, but others are able to search on their own. Despite finding your own home, you still may want to seek assistance from a real estate agent.

When it comes to real estate agents, there is a misconception that many individuals mistakenly believe in. This misconception involves a real estate agent?s ability to offer assistance to new home buyers. There are many individuals who mistakenly believe that real estate agents only assist homeowners that are selling their homes. If you are interested in buying a new home, you are encouraged not to believe this popular misconception. Doing so can prevent you from acquiring the assistance that you may need.

As previously mentioned, many individuals are able to find their own home. This is most often done from a real estate listing. Los Angeles has a large number of homes that are listed on the real estate market. Potential buyers can view real estate listings by reviewing their local newspaper, local real estate guides, or by using the internet. Unfortunately, many individuals believe that since they found their dream home on their own, they can purchase it on their.

Purchasing a home can sometimes be a long, difficult, and frustrating task. That is why a large number of individuals seek assistance from a real estate agent, even if they have already found a home through a local real estate listing. Los Angeles has a large number of real estate agents; therefore, you may be wondering which real estate agent you should select.

If you already found the home that you are interested in purchasing, you may want to consider obtaining the services of the real estate agent whom the home is listed with. Doing so would likely speed up the process of purchasing the home. This is because when two different real estate agents are involved, one for buying and one for selling, communication is often difficult or delayed.

To determine which agent the home is listed with, you are encouraged to review the real estate listing. Los Angeles homes are almost always listed with local real estate agents. If you are from out-of-town, working with a local agent may be beneficial, in more ways than one. If you are unfamiliar with the Los Angeles area or the agent feels the home is not the perfect match for your needs, they may offer you valuable information and assistance. This assistance is often difficult to find elsewhere.

Choosing the Right Car Seat Covers!

I always used to laugh when people bought a new car then put car seat covers over the seats. After all, many folks by a car because they like the style and colors of its interior, so I couldn't understand why they would then go and cover up one of the very things that they found attractive about the vehicle in the first place. That is until I became a family man with 2 kids and a boisterous hound called Tramp!

For those of you that have children, messy partners, and pets, will know only too well that if you plan to sell your motor at some point in the future then you will need it be in tip top condition in order to get the best resale price. Car sear covers can help protect your seats from general wear and tear, plus spills and splits. So, when the time comes to trade your vehicle in, your seating should look as good as the day you bought it.

Dog seat covers are generally made for the rear seats of the vehicle. There are a lot of choices today for specially made pet covers for the car. It's always worth going for good quality animal seat covers so that you can relax and not stress about the dog eating or scratching through the rear seat while on the move. There are many different designs, shapes and materials around today, so you should be able to easily find something to blend with the interior of your motor.

Since there are so many companies around which produce a huge variety of car seat covers made from all types of materials, we're no longer stuck with those awful leopard skin or fluffy fabrics that we used to have. And now that the world of online shopping has opened its doors to everyone, there is an even greater choice available than ever before.

Protective seat covers now come in high quality leathers to the basic cloth types, (which many folks use as temporary protection when moving garbage and the like). Why Do You Need a Real Estate Appraisal?

Anytime you buy or sell real estate, you need a real estate appraisal. The primary purpose is to find out exactly how much your property is worth. Banks and similar lending companies also require it, before a buyer can obtain a mortgage.

A real estate appraisal develops an ?educated and trained opinion? on the value of the property. It also, in some circumstances, may ascertain the best use of the property, garnering the best selling price. For example, a long-time residential property may be in an area that has been rezoned for limited commerce, which could potentially bring in a higher sales price than marketing the real estate to potential residential buyers.

An appraiser differs from an inspector, who is looking for things that need to be corrected, repaired or replaced ? things that are required by law to be completed before the property can be sold or to enhance your sale price. Though an appraiser will look at these same things, he/she is only interested in developing the value of the property.

A real estate appraisal is based on the highest and best use of real property ? what use of the property will produce the highest possible value? The final appraisal must be both profitable and probable.

The real estate appraisal includes a definition of the type of value that is being developed ? whether it is a market value (what most sellers need), a condemnation value, quick sale value, and so on.

    The Process

The appraiser looks at each property individually, beginning with an objective inspection of the interior and exterior of the home or building, as well as driving through the surrounding neighborhood. The appraiser looks for the assets, as well as the detriments, of the property. For homes, gross living space, quality of construction, location, layout, the number of bedrooms and bathrooms, the lot size, condition of the home and land, central air conditioning, landscaping, number of fireplaces or the lack thereof, decks, pool, fencing, recent renovations, amenities provided by the surrounding neighborhood, and crime statistics of the area are all considered by the real estate appraiser.

Living space is calculated by measuring the outside of the home. It does not include such areas as the garage, porches, sheds, and so on. Basements are generally calculated separately from the living space. The contributory value of basements is determined by the local market, government regulation, if it is finished or not (and the quality of the finish), and so on.

The real estate appraiser usually only considers permanent buildings within his/her appraisal. Fixtures that can be relocated, such as above ground pools and sheds, are not included in the appraisal.

If you are the real estate seller, you should point out any features, amenities or improvements of your home that are not readily discernable.

Next, the real estate appraiser analyzes the available market data for your area and the surrounding neighborhood, including current and historical comparable sales, current offers for comparable homes, pending sales, and proposed improvements. The appraiser gathers data from a variety of sources, as well as his/her own personal knowledge of the local market. The appraiser then compares your real estate to the broader market.

Each real estate appraiser has his/her own process of analyzing, collecting and reconciling the needed appraisal data. If you get five different appraisals for your real estate, you may receive five different appraisal opinions. They should, however, all be within a similar value range, if they are completed within the same timeframe and under the same conditions.

Though the real estate appraisal is not for public consumption, it may be shared with all parties concerned. For instance, a buyer has offered $150,000 for a home, but the buyer-side, commissioned appraisal value is only $146,000. Sharing this appraisal with the seller means that the owner can do needed improvements to bring the price up or offer the real estate to the buyer for the appraisal amount.

For the highest appraisal possible, real estate sellers should have an inspection and appraisal done before putting the property on the market. First, the inspection in order to make any needed repairs or renovations. Then, get the appraisal to ensure you are getting the most for your real estate.

    Lightweight Backpacks Some Ideas

How light is light? Lightweight backpacks weigh less than three pounds, a standard I just invented. There are good packs under three pounds for almost all types of trips. My own Golite backpack weighs just 14 ounces, and has a capacity of 2900 cubic inches, plus 1000 more in the extension collar. It's more comfortable than any frame pack I've used, but then I don't carry more than 20 pounds in it.

The mesh outer pockets are a great idea. I stuff my wet tarp in the large one in the morning, where it's easy to take out to dry later. I've had my GoLite for ten years. I've used it from the rain forest to glaciers at 20,600 feet on two trips to Ecuador, as well as in the Rockies, the Smokies, and in Michigan. Packed right, it qualifies as carry-on when I fly (I don't like to check luggage).

My next pack will probably be the tougher GoLite Gust, which weighs 20 ounces. I just read seven reviews, all of them praising the pack. One reviewer used it for the weekend with a 27-pound load, so a lightweight backpack doesn't have to be light-duty.

    Using Frameless Lightweight Backpacks

Like mine, many lightweight backpacks don't have frames. I use a sleeping pad for a frame, as is recommended. Some backpackers just put the pad in the backpack loosely rolled, with everything inside it. I've found a better way.

Take a closed-cell pad, like the cheap blue ones, and cut it across, halfway through the foam, on opposite sides. You can accordion it into a three layer thick (2 cuts) or four layer thick (3 cuts) back-padding frame. The hinges thus created last a long time. Put the pad in the pack, (against your back) and load everything in behind it.

    Other Backpack Options

If you want lightweight AND cheap backpacks, start experimenting. I've used an old aluminum pack frame and large duffle bag, to create a full-suspension pack that weighs just two pounds. Though it carried loads well in the mountains of Montana, it wasn't the most convenient to use. By the way, it is lighter than any frame pack I've ever seen advertised. The 8-ounce duffle works okay as a backpack by itself too.

I recently bought a lightweight backpack at Walmart. It weighs six ounces, and it is actually comfortable. It's a daypack, but large enough for overnight hikes, since I travel really light. It cost just four dollars. Lighweight backpacking gear isn't always expensive.

?Chocolates Beer Bikes & Barges? ? Adventures for Singles Belgium & Holland 2006

We arrived to cosmopolitan Brussels with 3 lost bags and 1 missing person. One suitcase went to Moscow but all caught up eventually. Janice and I led a perfect size group of 39, not too big to get lost in or too small for comfort.

Each July trip draws school teachers who have loyally followed me around the world and they do love Europe. We began with a light orientation tour in the historic heart of this capital, followed by a tour of the Chocolate Museum. I found this boring, but the tastings were great.

After a nap at the Sheraton, we enjoyed a welcome dinner at Chez Leon, a typical Belgium Brasserie located on the charming ?Rue de Restaurants.? You can get mussels in Brussels, but not brussel sprouts. And the french fry as it was invented here. Our menu consisted of egg puff pastry with Ardennes mouseline sauce, Flemish beef stew in Grimbergen ale and a dark chocolate mousse cake on a bed buttercream which was a culinary masterpiece never to be forgotten. I always say that a loud group is a happy group, but I think their decibel level here may have been due to their indulgence of amber ales. 428 different types are brewed in this country including a popular new blueberry beer. Later we scattered like chickens into the Grand Place which is considered by most to be the worlds most beautiful square. It comes to life at night every July with a light show and various unlicensed entertainers. One young lady is dressed in candy tempting men to buy a bite.

If it?s Tuesday, it must be Belgium. After breakfast, we began our morning walking tour of the 17th century Grand Place. It was actually 8:30 Sunday morning and I marveled that in over a dozen visits here, I?ve never seen this place so empty. It echoed in silence as tourists slept and the locals were gone for holiday. Sunlight brilliantly flooded the gothic cathedrals, classical facades and art nuveau houses. We were alone and it was breathtaking.

We then visited the famed confectioner ?Planet Chocolate? that opened especially for our group. Pedestrians peered in the windows with curiosity. A great demonstration was given by chocolatier Jon, grandson of the founder of this factory renowned for producing 67 different flavors. We learned about the history of cocoa. The ancient Mayans considered it an aphrodisiac and Montezuma consumed it in copious amounts. It was made famous in Belgium by J. Nuehus who added the praline hazelnut cream. Each cocoa fruit contains 25 beans. The best comes from Ghana, Ivory Coast and Indonesia. We learned all about the roasting and fermenting processes. Jon expounded on how healthy his dark chocolate is with more magnesium and antioxidants. He even asserts that it boosts energy and thus helps you loose weight?convoluted thinking. It was however, once sold at chemists as antidepressant medicine and unlimited amounts were given to soldiers in wartime to combat stress. At the end of the lecture, silver trays of truffles were presented along with a cup of hot ganache, which tasted like chocolate soup. I never really cared for chocolate but it was infatuation at first bite.

Our next stop was Chocolate Manon which I was told is run by a ?chocolate nazi? who will lock the doors if we?re one minute late. This small factory concentrates on quality over quantity and fancy packaging. The educational presentation was given by the owner Christian, who is both serious and hilarious. He only uses the highest quality vanilla, sugar, butter and 70% cocoa powder. This is a real factory with enormous chocolate blocks piled high and brown drippings everywhere. Sorry Hershey?s, but the cocoa here is not replaced with palm oil, chemicals, coloring, vegetable fats and lard. This is as pure as it gets and it?s better than Swiss. They sell direct to Bergoff and Neimans in NYC. There are 443 chocolate factories in Belgium all with the competitive spirit of Tour de France between them. Godiva still reigns supreme.

Christian explained that white chocolate is really an oxymoron. It contains only milk, sugar, cream and 21% white cocoa butter. As he lectured, he continually dipped his finger in to vats to taste his latest batch, while quickly running back and forth with frenetic energy from molds to freezer. He has a true passion for his product and consumes about 250 grams or a 1/2 lb a day, yet is as thin as Calista Flockhart.

I love my job, but would swap a month with him anytime.Over 1000 fillings are used inside the hollow shells. One by one, hundreds of shells are filled by hand. Each piece is a mini-sculpture. We?re invited to squeeze the ganache pastry bags, but made a terrible mess and had to eat our mistakes. Nothing is discarded here. Even table scrapings will be remelted.

Dark chocolate can be stored up to 15 years and molded into any shape. We?re shown pictures of intricate violins, a woman?s formal dress and a life size dinning room table and chairs all made of chocolate.

Monday we toured this proud and regal city that is revealed in its royal palaces, cathedrals, museums and onuments. We see the headquarters of the EU and site of the 1958 World?s Fair with the massive silver Atonium. We photograph the Mannekin Pis. [I never understood the love of this small bronze statue but it represents Brussels. Perhaps it?s found in the irreverence of the artist. Paula was our guide for several days here. Her stellar knowledge brought the history of Belgium to life, particularly the time when King Leopold purchased the Congo as his personal playground. Paula deeply cared for her work and later invited us to visit yet another chocolate factory, but fully sated, we declined. For free time we dispersed into tiny alleyways to intentionally get lost. Some searched out beer halls or hot sugar waffles, as others shopped for tapestries at give-away prices.

Things become a bit blurry from here. I?d taken some great notes on napkins throughout and managed to loose them all enroute. But memory serves well as we head to the capital of Flanders and enchanting Bruges. This town is a complete UNESCO World Heritage Site with a tranquil character that can?t be described. The people have done so much to protect its medieval feel, it provides the magical affect of stepping back into time. It is called ?Little Venice? and we enjoyed a boat cruise through the veritable maze of old canals that led to the Lake of Love. We strolled through ancient squares lined with houses of gabled rooftops and various cathedrals of holy this and holy that. Horse drawn carriages filled the cobbled streets. We entered the neo-gothic Basilica of Holy Blood and climbed 365 steps up the Belfry Tower with its carillon bells that chimed so loud it could blow an eardrum. We visited the cities finest lace shop for a demonstration on lace making, which I anticipated to be as exciting as watching paint dry. It was however, quite fascinating watching the delicate work of this 500 year old cottage industry.

We viewed an 18th century handkerchief so intricate that it took 4 ladies nearly 10 years to complete! All for a distant royal bride to blow her nose on.

I think I walked 67 kilometers that day. (Life lesson #122- NEVER wears heels on cobbled streets.) Bruges is entirely cozy and colorful, as if stepping into a postcard. At a caf?, I splurged on a waffle topped with chocolate, fruit and ice cream, so far, so good. For our entire trip we were blessed with no rain and perfect weather.

I?m a city girl at heart and was happy to depart for Holland. William of Orange is our jovial driver who just loaded our suitcases that have now swelled to 71 pieces. This is a super double-decker with plenty of room for our 150 mile journey. I joked on the mic as we crossed the border into Holland that there will be a 3 hour time change and never to drink the water. Much to my surprise my dear novice travelers actually started changing their watches! We passed many Smart Cars manufactured by Mercedes and Swatch. These toy-like hybrid two-seaters are expensive, but so adorable. On arrival, we checked into the Novotel Amsterdam for 4 days of touring pleasure.

We boarded our private glass topped boat and cruised through a labyrinth of canals. Amsterdam has 140 miles in all. Our wonderful guide Marilyn commentated on the picturesque neighborhoods and unique architecture. I photographed the world?s skinniest house, built in 1664. It was 5 stories high and only the width of the front door! Many locals live on houseboats and the area starts to resemble a floating trailer park. Holland is about 100? below sea level. Pumps are used to constantly pump out water and basements do not exist.

The beer drinkers in this group loved the ?Heineken Experience? with plenty of tastings and virtual games all over this famous brewery. The shoppers liked the Coster Diamond Factory where we learned about cutting and polishing the precious stones. They locked us in a room with guards where a gazillion euros worth of diamonds were displayed. We each had are own agenda for free time. The art lovers explored the national museums of Rembrandt and Van Gough. Many toured Ann Franks House where one can really sense the drama as she hid from the Nazi?s in the tiny attic writing her diary. Others went to Edam for cheese and Delft for porcelain. I visited friends and indulged on Dutch pancakes of every style imaginable.

One day we visited Zaanse Schans, a typical village for total Dutch immersion. We began at the Ratterman Clog Factory where 3 million pairs are produced annually. They?re used for working in the fields and are still worn today. Wooden shoes do not stretch so how can locals proclaim these to be comfortable? I prefer my Jimmy Choo?s stilettos and instead buy tulip bulbs for souvenirs. We then visit a cheese farm and watched as they separated curds from whey. Here we bought enough wheels of flavored Goudas to make Wisconsin jealous. [We never considered the weight it would add later to our carry-ons. We explored the open air museum with a backdrop of working windmills. There were also small period cast farms with curious ducks, goats and sheep.

That evening I had dinner with a friend I usually only see once every 5 years. Paul says, ?Suzy, you are like a good old book in the library of my life that I tucked away. You re-enter out of nowhere. I dust it off and the memories return.? As we catch up, I thought I had some stories to tell but his life is as captivating as a best selling novel. He is an undercover agent in the Special Forces, trains Dutch combat troops in Germany preparing for tours in Kabul, works narcotics infiltration and is a body guard for the royal family. Kind of like Jack Bauer on ?24.? Everything is ?top secret? yet he reveals that he basically gets paid by the government to work out daily. Recently he transported orangutans form the Amsterdam zoo to freedom in Borneo.

The highlight of this trip for me was our 2 hour city tour on bicycles. We looked like a motley crew as we headed out into narrow cobbled streets and over countless bridges. As I peddled, I observed my group behind me. One woman is nearing 70, two are smoking cigarettes, Janice is talking to America on her cell and one unmentionable crashes into a car! She had to pay the driver for damages on the spot. It took complete concentration to cross the busy tram tracks. That morning we rode through Vodelpark and the Red Light district. It was interesting to see the prostitutes as they just woke up to get their coffee dressed in jeans and sneakers.

Holland is the land of the free. With prostitution legal, my group is most inquisitive on this matter. We laughed as Marilyn said,? Suzy, they all ask questions on sex. Are they frustrated??

I arranged a professional guided walking tour of the Red Light district in the oldest part of Amsterdam for the world?s oldest profession. Since the 1400?s, seamen would dock here to unload. Guides Gabriel and Shuert boldly led us through alleys of half clad ladies. No photos allowed. We?re told that some fear it?ll go out on the web. Our guides explained that some women are forced here nowadays and some are simply ashamed. Ladies differ in size, shape and color as we strolled through different quarters. On one street they?re all obese. We learned to identify the transsexuals by two things surgery can?t change ? an adam's apple and a straight waist. Tastes differ; the oldest woman here is 76 and only works in summer. Only half use protection and monthly health checks are required.

There are around 1000 prostitutes working 500 windows. They pay 150? to rent a window for 6-8 hours, and can make up to 450? per day. They pay taxes and can write receipts for services rendered. If the curtain is closed they are not on break. The area is flooded with tourists. Men pay 50? for 30 minutes, yet statistics reveal the average time spent is just 6 minutes.

We crossed ?Pill Bridge? named for the drugs pushed there and then toured the Erotic Museum with photographs and ?tools of the trade? dating back to the 17th century on display. As I pondered and stared at a metal chastity belt, Gabriel said ?that blacksmiths always had a spare key which came in handy when the husbands were away at sea.? She also insisted the Dutch were far less promiscuous than Americans. I was concerned about my ultra-conservative teachers but nothing seemed to shock them. After awhile, our senses were over saturated and it became dull. The saddest sight was seeing a ?heroin hooker?. She was emaciated with glazed eyes and so many track marks that she had to shoot it now under her tongue. Police cameras were everywhere 24/7, there is little crime and we felt totally safe.

Pot and hash are legal here in over 400 ?coffee shops? that sell joints and ?ganja-space milkshakes.? Locals told me they felt Americans were oppressed by too many rules and can?t understand how our drug companies can sell meds on TV.

Enough on the wild side, this is also the art capital of Europe boasting more museums per square foot than any other city. Marilyn gave us a quick art lesson in a nutshell. She explained that this is the 400 year celebration of Rembrandt (1606-2006). He came from a family rich in windmills. As a child, he was an expert sketcher. Later in medical school, he did anatomical drawings of corpses from criminals. He studied more and soon rose above the Dutch masters with the ability to capture light and shadows in paint. He always began with a black canvas. Though blessed with enormous artistic talent, he couldn?t manage his finances. He died penniless and was entombed in a pauper?s grave.

Van Gogh grew up a lonely child and was very attached to his mother. His hyper-critical father didn?t like his artwork. He went to Paris to study the impressionists. He was schizophrenic and when he had episodes, it was seen in his paintings that grew wilder and wilder each time. He cut off his ear and later committed suicide. His paintings were discovered stored away in his family home. We learned so much here.

Many think they?ve seen Europe, but miss the countries with the most charm. Here we were enveloped by history, culture and all that the Old Continent should be. Also this wasn?t a typical EU vacation with endless museums and cathedrals, but a creative itinerary which provided large fun. Total cost was $1175 plus air (www.AdventuresForSingles.com 877-813-9421 or in GA 770-432-8225). Everyone?s favorite stop was Bruges, but for me Amsterdam was an urban masterpiece. I found the Dutch far friendlier than other Europeans. This visit rekindled my love for the Netherlands, that tiny country with 2 names. This time I looked through new eyeballs with my teachers who were experiencing their first trip abroad.

It was a wonderful group. One couple connected whom we later labeled ?The Honeymooners? and I hope they last. In flight home on Delta, I noticed among my sleepy group that some were munching on their chocolates that were meant for gifts back home. And once in line at US Customs, some were proudly wearing their new, brightly painted, uncomfortable wooden clogs. I just have to do this trip again.
