Getting Ready For Back to School

The summer fun is about to end and now its time to get back to the business of school. It's something the kids and parents alike dread. But the process can go much smoother if you plan ahead.

Getting Back on Schedule

It's nice to be able to stay up late and sleep in during the summer months but getting the kids back to on a school sleeping schedule can create sleepy little monsters in the morning. To help avoid morning grouchiness, ease them back into a schedule a couple of weeks prior to the start of school. Start sending them to a little earlier each night and waking them a little earlier in the morning until you reach your goal.

Buying School Clothes

Before you go out and buy school clothes, first access the clothing situation of your child. Go through their closets and drawers and set aside outgrown and worn out items. This will give you a better idea of what they need in terms of clothing and shoes. Make a list of items they are in need of and establish a budget for school clothes. Start watching for those back-to-school sales in July and August. Don't forget to scour the consignment shops and even the Internet for sites with good deals.

School Supplies

It's a good idea to check with the school to obtain a list of school supplies that your child will need for the school year before you buy unnecessary items. Don't forget to buy a new lunchbox if needed and backpack. Avoid buying backpacks with wheels, as most schools do not allow them.

Visit the School Ahead of Time

Many schools hold open houses ahead of time so parents can visit the school and meet the teachers. However, if your school doesn't, make an appointment to tour the school and meet the teachers anyway. While you are there check to see what necessary paperwork is needed such as immunization records, yearly physical exam, and emergency contact information. This is also a good opportunity to find out the bus and class schedules as well as what kinds of sports activities and clubs the school has to offer.

Getting Your Calendar Organized

With the start of school come additional activities and things to remember. Be sure and have a calendar ready to mark school schedules and activities. Be sure and post it in a visible area so everyone in the family knows what's going on.

Relieve Anxieties About the First Day of School

Many children experience some amount of anxiety about going to school especially if it is their first time or they are going to be attending a new school. Talk to your child about their fears and try and ease them. If this is their very first time attending a school, try and arrange a play date with children they will be going to school with. Also take them along when you visit the school so they can see their school, classroom and meet their new teacher.

Enjoy Those Last Moments

Be sure and enjoy those last summertime moments. Plan a back-to-school barbeque, a family night, or overnight camping trip to commemorate the occasion.

The Joy Found At Roller Skating Rinks

The Joy Found At Roller Skating RinksSubmitted By: James Brown

When little children enter a roller skating rink for the first time, they are surprised by the deafening sounds that emanate from the roller rink inside. From the lobby of the roller rink, all newcomers are sure to hear marvelous bouts of laughter and they might even hear a cheer or two. People are also going to be exposed to loud music and parents who have been there before will very likely be wear ear plugs.

Entering a roller skating rink for the first time is the start of a grand adventure. Newcomers are exposed to things that they have never seen before in their life. The first task that many roller skaters tackle is selecting the right sized roller skates and the second task that is more easily managed is selecting the locker where the entire family will store their street shoes. Then the family will tackle the task of donning roller skates and try to take a few steps without falling.

The odor of the lockers and the facility as a whole might be offensive to some, and many families bring scented sprays with them so they can rid themselves of the smell of sweaty feet. All members in the family will bring socks with them to the rink, and those socks that are too short will most likely cause blisters to form before the evening of roller skating is through. Experienced skaters know how important it is to bring elastic toe bandages with them every time they go roller skating.

There is still a lot of joy to be realized from roller skating with family and friends. Some roller skaters have spent a lot of time skating and know how to push past others who are slower. A certain etiquette that roller skaters follow is similar to the rules of driving in the fast late. Slower skaters are expected to skate near the wall and the left hand side of the inner circle of the roller rink is reserved for skaters who skate with speeds that are so fast that one might think they are qualifying for a racing event.

There are other types of joy to be found at the neighborhood roller rink. Teenagers enjoy visiting the snack bar and eating pizza with their best friends in the booths that are provided. This area of the roller rink is the best place for teens to go to converse with someone that they asked out on a date. The lights on the roller rink floor are lowered throughout the night and couples have many chances to enjoy some close dancing maneuvers while wearing roller skates.

Some great skaters might choose to share their techniques and help others who are learning to skate with any problems that they might be having. While the roller rink is full of people who have a competitive nature, it is still an environment that is filled with people who care about other people. Roller skating provides many joys to many people. Some roller skaters might spend very little time skating because their interests lie in the video games and pinball machines that are stored in a game room off the skating rink floor.

Power Of Attorneys Probates And Real Estate Trusts

There are times when the Seller or Buyer to a real estate transaction may appoint someone to act on their respective behalf and even to sign agreements relating to the Contract of Purchase and Sale as their agents, thereby meeting the requirements at law that all dealings involving land or interests in land be in writing. However, it is always mandatory (in British Columbia) that the agent obtain specific instructions prior to signing any documents on behalf of the parties to a transaction. This is all the more true when a Realtor is authorized to sign on behalf of one of the parties.

The written authorization must set out the exact terms, conditions and scope under which the agent is authorized to sign. A telegram, letter or fax may be used for this purpose, but it must be received by the agent before he/she attempts to act on the Seller's or Buyer's behalf. Agents must avoid signing documents on behalf of anyone based on verbal, telephone or e-mail instructions. Furthermore, evidence of written authority granted by one party to a real estate transaction must be attached to any and all documents where the agent has signed on behalf of the party.

Powers Of Attorney

Where it is desirable or necessary to rely on a Power of Attorney, it is widely recommended that it be granted to someone in accordance with the advices of a lawyer. When a person who has been granted a Power of Attorney signs a contract involving land or an interest in land on behalf of the person granting the Power of Attorney, the correct way for the contract to be completed is as shown on the following example:

Mary Smith grants a Power of Attorney to Ted Lee to enter into a contract for the sale of her property located at [address in full.

Ted Lee, then, would sign both the Listing Agreement and the Contract of Purchase and Sale using the following statement:

Mary Smith, by her attorney in fact followed immediately by Ted Lee's signature.

Furthermore, a transfer of title executed under a Power of Attorney to be filed at the Land Title Office (in British Columbia) at the time of completion requires the Power of Attorney to be drafted in proper form. This is so, because different Power of Attorneys can be granted by one person to another. While the form of such authority may authorize a party to sign contracts and certain other documents for another party, it may not be sufficient for Land Title registration purposes. Therefore, whenever a Power of Attorney is contemplated or utilized in a trade involving real estate, the parties ought to seek the advices of legal counsel as soon as possible to ensure the form of the Power of Attorney being used is valid and is acceptable for registration. It should be also noted that the Power of Attorney may expire after a specific time or be invalid for other reasons. Therefore the advices of a legal practitioner specializing in real estate transactions are always the best venue.

Dealing With Legal Or Beneficial Owners

The person or legal entity shown as the registered owner of a real property on the Certificate of Title at the Land Title Office may not be the person or entity that signs the Contract of Purchase and Sale as Seller of that particular property. This is a relatively common occurrence in the real estate trade. For a variety of reasons one entity may appear as the registered owner, while another entity may sign the Contract of Purchase and Sale as the Seller. This may happen, for example, if the registered owner holds the subject property in trust for another entity. In this case the beneficial owner (the person for whom the property is being held in trust) may sign the contract.

If the contract is signed by the beneficial owner, there will usually be a recognition of the trust in the contract for example, John Doe in trust for Mary Black). As well, there will be normally a covenant by the Buyer to accept a transfer from the registered owner and not the beneficial owner who signs the contract. This covenant acts as a waiver of section 6 of the Property Law Act (in British Columbia), which provides that the person who signs the contract as Seller is the person who must sign the transfer. There may be warranties or representations of the beneficial owner, of the registered owner, of both, or limited warranties and representations of each.

In other circumstances the registered owner may wish to structure the transaction as a sale of shares rather than a sale of real property. Such sale may involve the shares of the registered owner or the shares of the beneficial owner of the interest in land.

It is always advisable to deal with legal or beneficial owners after a thorough title search has been executed. For example, in a typical residential real estate transaction problems can arise when a Contract of Purchase and Sale is drafted with the Seller when, in fact, the property is legally owned by some other person or company. In this particular case the Seller may have to transfer the subject property into his or her own name to comply with section 6 of the Property Law Act (a costly transaction involving, among other things, payment of taxes), or face the possibility that the Buyer may legally refuse to complete the transaction if presented with a transfer from the Seller as shown on the contract, rather than the registered owner as shown on title.

Buying From An Estate

A Buyer purchasing from an estate must be assured that the title must pass to him or her without legal problems, and that all parties who can claim against the estate have had their opportunity to do so. If Letters Probate have been granted already and the Wills Variation Act (in British Columbia) has been complied with, no additional clause is required. If, however, these steps have not been concluded a clause similar to the one that follows should be incorporated into the Contract of Purchase and Sale:

Subject to the Seller receiving the following by [date:

1) copy of Letters Probate; and 2) assurance that everyone entitled to claim under the Wills Variation Act has waived or released his or her claim against the subject property. An example of a proper way for an executor to sign a contract on behalf of the estate is:

John Smith, Executor for the estate of (name of the deceased).

In some cases there may be a delay in obtaining Letters Probate.Should that occur, the Buyer may agree to an extension to allow the Executor additional time to obtain the Letters Probate.

Loan Officer Marketing Creating Expectations

A loan officer marketing to generate loans doesn?t need to be difficult. Sometimes it?s simply knowing where and how to start. Your best starting point is to create expectations. Loan officer marketing that focuses on building expectations captures easy opportunities and makes your job easier.

For example, remember the experiments of Pavlov and his dog? Pavlov trained his dogs to receive a treat each time a bell was rung. Eventually he removed the reward and simply rang the bell. The dog responded by salivating every time the bell was rung, expecting a treat.

Pavlov created an expectation for the reward and his dog quickly learned the drill. We aren?t all that different from the dogs. People frequently have a perception about an experience, and our perception creates an expectation about our experiences.

Let?s say you?ve read a newspaper rave review about a restaurant. When you walk into the lobby of the restaurant you are impressed by the elegance and luxury, you?re sure you?ll get a great meal. Because you?ve built your expectations to believe that you?ll get a great meal, the food and service is remarkable.

There are many examples of how our expectations shape our perceptions, but it?s more important to consider how you can use perceptions of service to your benefit. Keep reading to learn how you can you shape expectations about your business.

Improve Your Materials

Take a look at your marketing materials. Do they give the impression or create an expectation of a trusted and highly skilled loan officer? Is there anything about the materials that make you look smart, competent, and experienced?

Your materials create the first impression with your prospects. They establish the expectation for your service. Do you need to improve your materials?

There are two important elements in your materials: brevity and image. Your window of opportunity is narrow. For instance, a loan officer marketing to Realtors only has an agent?s attention for a brief amount of time. This isn?t a good time to expound on your services. It?s a ?just the facts? moment. Images can sometimes covey powerful emotions. Consider using pictures to communicate part of your message.

A Website Shapes Expectations

Your website may be your most powerful loan officer marketing tool. Your prospects will often first look at your website to see if you look like a competent professional.

Does your website look like it was developed by a professional? Is it easy to navigate? Does it present information clearly? Does it appeal to both Realtors and consumers?

One way to evaluate your website is to compare it to other mortgage professionals. Your site should be an educational source. And it should distinguish you from the competition.

To get the attention of Realtors and establish an expectation of excellent service, your site has to address their needs. Just like with your other materials, the use of images can pack far more powerful punch than mere words.

Use Touchpoints For Emphasis

The expectation delivered with loan officer marketing materials is reinforced by those occasions of contact between you and the prospect. This contact is referred to as ?touchpoints?, and can refer to human, product or system touchpoints.

For instance, when a client calls your office and the call is answered by your friendly and courteous receptionist, this is a human touchpoint.

When you send Realtors an invitation to meet and discuss opportunities, you set an expectation with the quality of your letter and materials. This touchpoint is a product touchpoint.

When a Realtor calls your office and receives your voicemail with a professional greeting, that is considered a system touchpoint.

Each touchpoint is an opportunity to establish an expectation for your service. Think about every possible contact as an encounter and make those encounters a clear expectation of your professionalism and competence. Your loan officer marketing will seem exceptional, and just what the prospect is looking for.

Tips To Look Sexy Valentines Day

Would you like to look leaner, shapelier on Valentine's day?

You could cheat to get that leaner, shapelier look for valentines day. Dressing right for your coloring and your figure type and straightening your posture visually takes at least ten pounds off your frame.

The fastest way to look slimmer is to stand up straight and to sit up straight. Imagine a string attached to your head, pulling you up. Make a conscious effort to pull your belly button into your spine. That alone would make you look 5 pounds slimmer.

Ever wondered how the stars look so stunning at the awards. Yes, they have the money to pay people make them look good. Top designers clamour to put these stars in their most beautiful creations. Still, they have to take care of their figures. Most have a personal trainer. Some of the women might hardly eat or drink anything the day they have to look their best in skin tight dresses. Notice how the tummy bulges after a heavy meal. How you seem to bloat up due to water retention if you take too much salt. Some go so far as to starve themselves and drink the bare minimum to keep their tummies flat and the bloat away. Sounds drastic to me. Something I doubt I'd want to try. Still, for an emergency, it is a possibility.

The next slimming cheat is by wearing something that holds in and cinches your waist. Problem with control top panties is that all the blubber would bulge right above the waist-line. Not an appealing sight. Since the fat would be forced to bulge where the underwear ends, go for a teddy. Think they fit only the stick thin models? These plus size teddys fit big women too and take pounds off your waist, visibly, and give you a sleeker silhouette. Pick one that covers your waist completely so that the excess bulges at your bustline, for that hourglass effect.

Speaking of the hourglass effect, there's something about the male fixation on breasts that women have exploited for centuries. Even stick thin models have unnaturally large breasts, due to surgery, stuffing wads of tissue paper into the bra, using padded bras or other means. Women do it because of the effect large breasts on a thin body have on the typical red blooded male. Want to look sexy? Wear a push up bra. It does wonders for your figure. If you have to go bra-less. Consider getting duct tape to tape your breasts together for a better cleavage.

If you're concerned that faking it would turn him off when he finally sees what you've really got, consider using herbs to improve your bustline. There's a herb from Thailand that does just that. You'll find the details about this breast enhancement herb at http://www.shoppingsuzy.com/biggerbreastswithoutsurgery.htm

With your foundation in place, the rest of your look should be a breeze. If you want to look slimmer, go for darker colors. Black or dark plum or dark brown are slimming colors. Dark colors recede. Use dark colors around your waist and wherever else you wish to slim down. Use light colors or shimmering fabrics where you want to highlight. Pick colors that suit you. Not everyone looks great in black. Maybe plum suits you better? Maybe burnt orange? Wear the colors that suit you best.

From now until Valentines day, you can still trim down in time for that big day. With a smart diet and a great exercise plan, you can see lasting results in seven days. Imagine the results you can get if you keep at your workout program. You'll find the details at http://www.getyouthful.com/billyexercise.html

Here's to a sexy valentines day.
