A Man's Guide to Buying Lingerie for his Lady

Most men know nothing about picking out lingerie, which is understandable
because it can be confusing. What type of lingerie to buy, what size, what color
- how is a man to know? Here is a little guide to help you when choosing
lingerie for that special someone.

There are a few things to consider before you go out. What does she like?
Remember that you will not be wearing this - she will and you should go out with
the intent on getting something she will like. If she is not into lacey, tiny,
see-through teddies, chances are if you buy that, she will not be in much of a
mood to wear it and you may never see it. So keep what she likes in mind.

If you do not know, check out her nightgown/lingerie drawer before you leave.
Check for material type (cotton, silk, etc.), colors, and most importantly,
size. She may be flattered if she wears a large and you get her a small, but if
she wears a small and you buy her a large, you may find yourself in trouble.
Avoid anything that says control on the label. Those items are used to firm
and flatten tummys and rears and she would probably not appreciate receiving
them as a gift.

Another thing to remember is if the store offers to wrap the lingerie let
them. Dainty lingerie will look better in their wrapping than if you wrap it in
the paper left over from your cousin's birthday. Presentation is part of the
package with lingerie. Also, if you are uncomfortable in the store, check out
online stores that sell lingerie. You can always start at Victoria's Secret, but
most major department stores like Macys and Nordstroms also sell lingerie. Final
note - remember to keep your receipt just in case it is the wrong style, size,
or color.

Now, what type of lingerie is available? Just about anything you can think
of! Ask yourself what the occasion is. Is this to let her know you love her? If
so, something crotchless or see-through probably will not send that message.
But, if it is for Valentine's Day or your anniversary, something a little more
risqu? might be appreciated. Bras alone have
many different styles including push up, plunge, gel filled, padded, under wire,
seamless, backless, strapless, open cup, and unpadded.

If you are purchasing a bra and panty set, always check out what she has in
her drawer beforehand and definitely make note of the size - of both the bra and
panties. Most places sell at least one pair of panties that match each bra, but
some will sell several so you can mix and match. It will help to know what type
of panties she likes to wear too - thongs, briefs, or high cut bikini.

When it comes to sleepwear, it can be just as confusing. One type of
sleepwear is babydoll pajamas. They usually have very thin straps, a plunging V
neckline, and are very short with matching panties. You will find most of these
made out of silk or satin, materials that always make a woman feel good about
herself. But, if she feels her breasts are too big or too small, or thinks her
stomach is too big, you might want to avoid babydoll pajamas.

There are slips and chemises. Similar to the babydoll pajamas, these are a
little longer and a little better at concealing problem areas such as breasts,
butt or stomach. They too are usually made of silk or satin.

Gowns are full-length versions of the babydoll. Many are see-through or lacey
and can help put your woman in the mood. Babydolls, slips, chemises, and gowns
may also come with a robe.

A pajama set might not sound too sexy, but if it is silky, and buttons up the
front, it can make your woman feel very sexy, especially if she is a plus size
(size 18 or larger). Boxer sets have become very popular lately. The tops are
tight, with thin straps and usually a V neckline, although there are boxer sets
with normal t-shirt tops.

If you are really looking for lingerie to spice up your love life, take a

lingerie for over 50 years. They have a wide variety of garter belts, bustiers,
corsets, teddies (similar to the babydoll, but one piece), crotchless panties,

lingerie.

What type of lingerie you should get your love depends a lot on her
self-esteem. Many big woman love sexy little teddies, but some will shy away
from them, for fear of exposing too much of themselves. Most stores sell
lingerie in plus sizes, which are a little less revealing. If she is really
athletic, a boxer set might be something she would like. Thin women will look
good in anything, but especially teddies, corsets, and babydolls.

When shopping for lingerie, try to keep in mind what she likes. If you
purchase something similar to the lingerie she already has and in colors you

Interest Rate Buydowns What Is Old Is New Again

Whenever you hear about buydown loans again, it?s a sure sign interest rates have risen and the real estate market has slowed down.

A buydown occurs when the interest rate is ?bought down?, that is, with cash to pay for a lower interest rate known as a permanent buydown or ?borrowed? into the future with a higher base interest rate as in a temporary buydown. The lower interest rate, the lower the monthly payment and loan qualifying is easier. Conversely, the lower the interest rate the more it costs.

The permanent buydown buys the rate down for the life of the loan. Typically it costs one point or one percent of the loan amount to buy it down a quarter of a percent in rate. If the current rate is 6.50% for example, you can buy it down to 6.25% for about one point.

A temporary buydown is for a short, set period of time. A 2-1 buydown is most common where the initial interest rate is two percent below the base note rate for the first year and then 1 percent below the base for the second year, finalizing at the base note rate for the remainder of the term. An example would be a base note rate of 7.50% with the first year at 5.50%, the second at 6.50% ending with 7.50% for the remaining 28 years on a 30 year loan.

It can be bought down with cash and/or a higher base interest rate with revenue called a Yield Spread Premium, also known as YSP, rebate or premium pricing. Think of it as leveraging tomorrow?s higher interest rate to gain a lower one today.

Why is this important to you as a seller? It increases your pool of qualified buyers for your home. It costs you between one to three points but it is part of dealing with a slow market; either lower the price of your home or give more incentives. It is a widely used tactic by new home builders when the market softens.

Why is this important to you as a buyer? The buydown subsidizes your monthly payments to allow time for your income to catch up to the yearly increase of approximately 7.5% above the previous year?s payment. You can buy the home you want today rather than wait, or worse, buy a lesser home you really didn?t want. You get the added fixed rate security benefit knowing exactly what your monthly payment is at any time, unlike an adjustable rate mortgage. Structured correctly, you benefit at the seller?s expense.

Why is a permanent buydown not a good option on a purchase? One main purpose of the buydown is to get more people to qualify for more home. Three point cost only drops the interest rate about ? of one percent, the permanent rate of 6.50% lowers down to 5.75% for example. A temporary buydown using the same scenario would lower the first year?s interest down to 4.50% percent, a full two percent below. It also lowers the monthly payment substantially below the ? of one percent rate drop.

There are different buydown variations to discuss with your mortgage consultant if you are a buyer or a seller. The 3-2-1 buydown works on the same premise of the 2-1 only over a three year period. A ?flex-fixed? buydown has incremental increases every six months. Structuring depends on your credit score and how much you are putting down.

If you are a seller, a seasoned mortgage consultant will structure the buydown so it doesn?t cost you as much yet broadens the market appeal of your home. It becomes a powerful marketing tool for your real estate agent to sell your home sold faster. This mortgage consultant will also structure the purchase of your new home based on your projected net proceeds to make both transactions smooth and tailored to fit you.

For you the buyer, a buydown is a valuable financing option added to your mortgage arsenal. The buydown and the cost need to be structured into your formal offer to purchase contract. It broadens the number of homes you qualify for and if structured correctly, you benefit from a lower initial monthly payment and interest rate, at the seller?s expense. By the time the interest rate hits the higher base rate; you will be in a position of handling the higher monthly payment with your increased future income if the rates remain high and/or to refinance if rates drop.

Your mortgage consultant will explain the program, the payments and cost in detail in terms you can understand; what it means to you today and over time. Insist on a side-by-side mortgage analysis in writing from mortgage software such as The Mortgage Coach, LoanMagic or a similar mortgage analytical product. If they can?t, you need to find another lender.

Each year, Money magazine rates hundreds of American cities in order to help folks who may be yearning to move be able to find the best new place to settle. The magazine compiles statistics on various factors, such as housing affordability, job growth, commute time, schools, weather, access to health care, leisure pursuit possibilities, crime rate, and quality of life, and then publishes its findings once a year.

For the year 2006, the overall winner was Fort Collins, Colorado, followed by Naperville, Illinois, and Sugar Land, Texas. Money magazine was especially impressed by the many parks in Fort Collins, including some sixty miles of biking and hiking trails in a town of 128,000 people located some 5,000 feet up in the Rocky Mountains. There are plenty of jobs in Fort Collins, too, with giant companies like HP, Eastman Kodak, and Agilent Technologies maintaining a large presence in town. Fort Collins is also the home of Colorado St. University and Poudre Valley Hospital, which provide 10,000 more jobs between them.

Rounding out the rest of the top ten most livable American towns were: Columbia/Ellicott City, Maryland; Cary, North Carolina; Overland Park, Kansas; Scottsdale, Arizona; Boise, Idaho; Fairfield, Connecticut; and Eden Prairie, Minnesota.

Money magazine also rates the country's largest cities annually, as well, and publishes a separate list of America's top ten most livable big cities. This year's winner was Colorado Springs, Colorado, making it a clean sweep for the Centennial State, although Colorado Springs was the second smallest city on the list in population, at 369,800. Coming in second was Austin, Texas (690,300), followed by Mesa, Arizona (442,800).

The top ten list of big cities was rounded out by Raleigh, North Carolina (341,500); San Diego, California (1,255,500); Virginia Beach, Virginia (438,400); Omaha, Nebraska (414,500); Wichita, Kansas (354,900); and New York, New York (8,143,200).

Since many people are concerned about crime, Money ranked cities according to crime rates, and the safest city in America turned out to be Wayne, New Jersey, followed by a pair of Connecticut towns, Fairfield and Greenwich. Two Nevada towns, Paradise and Sunrise Manor, were next, and the rest of the top ten was comprised of another Connecticut town (Manchester, 7th); and four more New Jersey cities (East Brunswick, 6th; Cherry Hill, 8th, Edison, 9th, and Hamilton, 10th).

If you're single and yearn to live in a city with lots of other single people, Money magazine's data suggests moving to Bloomington, Indiana, where 58.2% of the population is unattached. There were nine other American towns in which more than half the residents were single, including New Brunswick, New Jersey (54.6%); College Station, Texas (54.3%); Ames (52.5%) and Iowa City (52%), Iowa; Cambridge (52%), Somerville (51.3%), and Boston (50.4%), Massachusetts; Berkeley, California (50.3%); and Champaign, Illinois (50.2%).

A few facts about car accidents:

-Did you know that car accidents kill and injure more children
than all major childhood illnesses combined?

-Most accidents occur within a 25 mile radius of your home.

-a crash at 30 miles an hour can create as much force as falling
from a third story window.

Now if that doesn't get your attention I don't know what will.
So here are some safety tips to remember on that first ride home
from the hospital as well as through out toddler hood:

- Always follow manufactures directions for both the
installation and the securing of the child. Always cheek before
each ride if the seat is properly secured and always retighten
the seat belt that holds your baby in the actual car seat. Use
locking clips that are available in most of the newer models of
cars, if you don't have these you need to make sure the shoulder
or lap belt stays tight.

-Getting your baby used to riding in a car seat will make later
use of the seat easier and more accepting almost like a routine
when they get in the car. It is what's expected.

-Infants should ride in the middle of the back seat. This is the
safest part in any car.

- Don't place child seat at either side of the car. This is the
most vulnerable place for side impact car crashes. If you have
to place child here it is best to have them rear facing.

-Never put a child under 10 in the front seat with an air bag.
An air bag can crush or suffocate a young child.

-Infants should ride in a rear facing car seat until they weigh
20 pounds, and can sit up well. Over 20 pounds or a year and
close to 20 pounds the child can face forward.

-Over 30 pounds, they can ride in a booster seat or a toddler
seat designed to hold a larger child.

- For older babies use toys that are made for the car seat, that
are attached so baby can not throw, or drop toys. This
distracts the driver as well as upsets baby.

-Make sure that heavy or large objects such as briefcases,
suitcases, laptops, boxes are tied down or on the floor so in
case of an accident or sudden stop these objects don't hit baby.

-For young babies do pad the sides of the car seat and the areas
around the head with a blanket to provide support.

-If baby is small then place a blanket between the baby and the
crotch strap, making the fit of the car seat safer and more
secure for baby.

Follow these safety tips and those provided by the manufacturer
of the car seat and you can make every ride safe for your baby.

-When performing a home inspection in wintry weather, it's easy to forgo adequate roof and air-conditioning condenser reviews. If you can't see or operate a structural or mechanical system, ask for an extension until the weather improves.

-Patience rules at the holidays. Everyone is busy, and if it takes an extra day to view a property, it's not uncommon.

-If you plan to close the purchase or sale of a home near a holiday, check with your agent, title company and lender to verify two business days before closing that they have all the required documents and funds have been wired to complete the transaction.

-If you are closing on your new home, select a mid-week day, early in the day, to schedule your closing time, to accommodate last minute delays by a mortgage loan processor, insurance or title company.

-If you plan to move during the holidays, keep in mind that moving companies will require more notice and could charge additional fees for packing, moving and delivering household goods on week-ends and holidays.

Pickomino is a great dice game from one of the most popular names in games today, Reiner Knizia. Knizia is known for making games that have deep strategies and interesting themes along with them. Pickomino is not quite as deep in the strategy department as some of his card and boardgame offerings, but it is a lot of fun. The theme is that of chickens trying to eat worms, but honestly the game would be pretty much the same without the theme. It's a game for two to seven players and only takes a few minutes to learn and twenty to thirty minutes to play a complete game.

The game revolves around two different playing pieces. They are a set of 8 dice, and a set of 16 tiles. The tiles are numbered from twenty one to thirty six. Each tile not only has a number on it, but it also has a number of worms. The number of worms are the key here as they will determine who wins the game in the end when it is scored. You will want to look closely at the tiles, because that will help you realize that the tiles with the higher number of worms on them also have the higher numeric number assigned. The next key to the game are the eight dice. They are almost standard six sided dice. The reason I say almost standard is because they sixes have been replaced with worms.

To start the game all sixteen tiles begin in a common area where all the players can see them. Once a player is chosen to start , which I recommend the oldest starting first, the fun begins. On your turn you first roll all eight dice on your initial roll. You can then lock in any number of dice you want that have the same numerical (or ones that all have a worm) on them. You then roll the dice again, that is you roll all the dice you haven't locked in yet. This time again you can take the dice you want to lock in that all have the same numerical value out of the game. There are a couple things about locking in to remember. You must lock in all the dice that have the number you choose on your turn, you can't just take two out of the 5's showing and leave one to roll again (you would have to lock in all three). After you lock in a certain value on one roll you can't lock that same value in on a future roll. You can keep rolling as long as you wish or stop whenever you wish. If you take another roll though and you roll all numbers that you have already locked in you lose that turn. More about losing on your turn later.

Now if you decide to stop, you add up the value of your dice and take the tile with that value and put it on the pile in front of you. It can either be from the common area or from the top of one of your opponent's piles, which is referred to as stealing. If the value you have from your dice combined is not shown on one of the face up tiles, you may take the tile with the highest value in the common area that is lower than your locked in total. Now, let's say there is no tile that matches your locked in total and there are no tiles lower than your locked in total in the common area, what happens then? Once again you lose on your turn. So, what is so bad about losing on your turn?

Well first of all you are not entitled to claim a tile. Not only that you must put the top tile from your pile back into the common area face up, and finally turn over the tile in the common area with the highest numerical value therefore removing it from the game. The whole goal in this game is to have the most worms on the tiles in your pile when the game ends, so as you can see not getting a tile, and giving one back on the same turn hurts you a lot. Also flipping over the highest value tile in the common area (which will have a high number of worms) also hurts you because that tile is no longer available to add to anyone's worm total. When all the tiles are removed from the common area into player's piles and/or turned over the game ends. You then add up the worms everyone has (not the numerical values) and a winner is declared.

This is a great dice game. You can play it quickly, and as you can see the rules are rather simple and can be picked up on quickly. The only parts that are even slightly complex are what happens when you lose on a turn. I think this game is a great family game, as well as one to play with casual friends when you want a game with a very light strategy that will get some interesting rash talking going on trying to convince opponents to keep rolling another round of dice. This game is very affordable at around $15-20, and I think it is one everyone should have in their collection. I rarely give out 10's to a game, and I can't do it for this one because of the theme not really being that much a part of the game, but I will give it a 9!

In the 1950?s one car maker set a milestone by producing the vehicle that will make possible the first time that a British car with a British driver has won a Formula One Grand Prix. Aside from that achievement Connaught Motor Company also produced street legal cars which have received good success during the period.

In 2002, the brand was acquired by Tony Martindale and Tim Bishop. Martindale is now the Chief Executive Officer of the company. Last year, the company unveiled the Connaught Type-D after being given the distinction of ?Specialist Car Manufacturer of the Year? by Autoexpress magazine.

More recently, the company announced that they will be mass producing the Connaught Type-D at its production facility in Wales. The company will not only produce a sports coupe but also a hybrid version of the vehicle. The production of the newest car from the legendary car maker will start this year. Completed vehicles will begin hitting showrooms in Europe by the start of next year.

Consumers looking forward to the resurrection of the brand will be treated to a four-seater coupe, the Connaught Type D GT Syracuse which will be the first model that the company will be producing. The sports coupe will be equipped with a massive V10 two-liter supercharged engine which can produce as much as 300 horsepower. This amount of power will definitely need good brakes to efficiently keep it in check.

The hybrid version of the vehicle will follow soon after. Plans for the hybrid are already announced by the company. The Connaught Type D V10 sports coupe hybrid vehicle will feature a V10 gasoline engine coupled with an electric motor. The hybrid version of the sports coup is estimated to reach speeds of up to 150 miles per hour. The torque produced by the engine and the additional torque from the electric motor can propel the Connaught Type D to 60 miles per hour from a standstill within 6.2 seconds. This performance is quite surprising since the company expects the hybrid version to have a gas mileage rating of 42 miles per gallon.

The hybrid version will have 30 percent less emission than its competition in the market. This means that the vehicle cannot only provide good performance but also reduce the emission of gases that contributes to global warming. Aside from these, the construction of the vehicle will also bring good news for Wales. The new facility in the country will create more than 200 jobs over the next three years of operation.

French Agency Releases Ufo Files: Don't Start Serving The Crepes Just Yet!

CNES and Geipan placed over thirty years worth of UFO investigation materials online as of Thursday, March 22, 2007. CNES is the official French Space Agency and Geipan is an agency of the French National Police. Are the files a hot Smoking Gun, or just another order of cold French Fries?

CNES receives about fifty to one hundred UFO reports each year. The investigative process they use is convoluted and quite different from what most Americans would expect. Geipan apparently does most of the field work, prepares reports and passes everything on to CNES. Scientists and Engineers take a look at that data and prepare some sort of final report or appraisal of the matter in question.

Jacques Patenet, the aeronautical engineer who heads the office for the study of on-identified aerospatial phenomena has said that he data that we are releasing doesn't demonstrate the presence of extraterrestrial beings. But it doesn't demonstrate the impossibility of such presence either. The questions remain open.

On the day of the announcement and press conference, CNES security was tight. While calling the release ?a world first? and glowing over his nation?s openness about the UFO subject, Patenet failed to explain the need o screen out uninvited UFOlogists as an explanation for the added security. This hardly provides evidence for anyone to believe the agency?s files represent a fair and unbias look at the phenomenon. However, compared to the actions of their American counterpart, this is like allowing people to walk into French Intelligence Headquarters and browse through their files.

Every time American UFO Researchers ask their own space agency for any information about astronaut encounters or unusual phenomenon encountered by space probes, NASA clams up and sends out the debunkers en force. Although many Astronauts have been forthcoming and very honest about what they have seen in space, the space agency always slams the door on them. More than a few have been hit right between the eyes by NASA which claims that the Astronaut statements were the results of space sickness, fatigue or depression. But before we give the French too big a pat on the back, let?s look at what?s being released.

The CNES-Geipan reports only represent what people have reported to the French Government as UFO sightings and encounters. This is in no way, shape or form a release of information that allows us to examine all that the French know about the phenomenon. Although the investigations have obviously been handled in a more competent and professional manner, this is really little more than a French version of the U.S. Project Blue Book Report.

We have seen these types of releases before over the past several decades. In each case, the information came from individual government agencies, not the government itself. I recall when everyone got all excited about the release of the KFB files on UFOs. I was unimpressed. That?s because I received official Russian News Articles and private newsletters published in countries once controlled by the Soviets for years before that release. These were sent to me by serious researchers in those countries who appreciated receiving materials from me.

Thanks to the efforts of Russian language students who donated their time, most of what I received was quickly translated and contained a huge amount of information about the UFO phenomenon in Russia and Eastern Europe. Ironically, I could not find a single incident mentioned in those articles and newsletters that matched any in the KGB information releases. I felt then and now that the information I received from those individuals was as good or better than most of what was released by the KGB.

In 1989 I had the opportunity to meet Marina Lavrentrevna Vasliyevna Popovich at a press event in New York City. Marina was a pilot in the Soviet Air Force, holder of thirteen world aviation records and a former Test Cosmonaut. She spoke of personal UFO encounters and those she had heard about from other pilots. While the information was fascinating, it was not anywhere near the best that her government had to offer about UFOs and Extra-Terrestrial Life. UFO Researchers would be wise to view the CNES-Geipan information in the same manner.

Like America, France is known for having two faces. Their public face, and the one they use for behind the scenes political posturing. A good example of this recently came to light when it a secret communication between France and Israel was leaked to the press. While publicly condemning Israel?s advance into Lebanon not long ago, the French Government secretly encouraged them to invade Syria and institute a regime change. The USA plays the same games.

During the 1990s, President Clinton announced that the government had allowed secret radiation tests on American Citizens. All he admitted was that small amounts of irradiated materials were released into population centers or planted on soldiers during military exercises. No one believes that was all of it and everyone already knew about military exercises held during and very close to atomic bomb tests. Clinton certainly did not make mention of how the CIA implanted tiny devices into the heads of U.S. and Canadian psychiatric patients for over twenty years without permission. Nor did he discuss any of the other government mind control or remote viewing projects which have left large numbers of victims in their wake.

Information releases like the latest from CNES and Geipan can only be helpful in terms of research and data, but no one should give France, Russia or any other nation credit for what should have been done all along. It would be a mistake to offer nations like these kudos for releasing bits and pieces of UFO and other paranormal research data when so much still remains secret.

Housing Starts Fall 2.5%

The building of new homes has fallen to the lowest level in nearly two years, according to the Commerce Department on Wednesday.

Housing starts fell 2.5% for July to 1.8 million on a seasonally adjusted annual basis. This marks the fifth decline in housing starts in the last six months. It is also the lowest level seen in construction of new homes since November 2004.

Economists had expected a decline, just not as large as today's report indicated.

Building permits fell drastically in July, by 6.5% to 1.75 million units. This is the largest drop seen since September of 1999. Building permits are an indication of future construction activity. Permits are at the lowest level since August 2002.

The Commerce Department also revised June's housing starts downwards, to an annualized rate of 1.84 million, down from 1.85 million.

When compared to one year ago, housing starts are down 13.3% for July.

The confidence of US home builders has continued to fall, according to the National Association of Home Builders. At 32, confidence is at the lowest level since 1991.

Economists agree that the housing market is changing. The debate continues as to the size of the decline and the potential impact to the economy.

The possibilities of events to capture are endless. You will enjoy coming up with ideas. Here are a few to start with:

1. New School Year

Take a picture of your kids before they leave with their new clothes and backpacks. Make sure you write the grade and date in your journal. Who was their teacher? Who were their best friends at the time? How did they feel about going to school? Keep samples of their papers from school the first day.

2. Christmas

Take individual and group photos of family members and friends in attendance. Write out the dinner menu. Have each person who prepared food write out their recipe in their own handwriting and sign their name. These could be copied and compiled for your album. What special traditions do you have? How did your children react? Write about the day in story form.

3. Little League

Include individual and team pictures in their uniforms. Who were their coaches? What were the names of their teammates? What position did they play? Were there any special moments or great plays? Any newspaper clippings?

4. Prom

Have prom photos from home and from the dance. The school usually hires a photographer to take professional pictures. Who was your son or daughter's date? Where was it held? What was the theme? What was the favorite song of the evening?

Your imagination can go on and on with ideas to celebrate and record.

MORE TIPS

As much as possible, make copies of everything. Get duplicate photos, copy your written account of the event, photocopy programs or other keepsakes if you can. In this way, you can have a scrapbook journal for different family members who would be interested in having it. Many scrapbook suppliers even have theme-based backgrounds and clip art for these different occasions. These would also make a wonderful gift for Christmas or birthdays.

The objective is to capture the year in the lives of your family members by combining photographs, keepsakes, and written memoirs. Over the past months, we have all been inundated with projections on the housing market bubble ? Will it burst? It is going to burst soon, be prepared! Sell Now! Buy Now! And the forecast differs depending upon the television channel you are listening to or the media article you are reading.

According to James Cooper of BusinessWeek magazine, the numbers point to a gradual slowdown of the market ? not a sudden crash, as many have predicted. In his July 10, 2006, article, Cooper cites how different indicators for the housing market are up one week and down the next. Some homes for sale indicators decline, while others rise. Though it is difficult to accurately project the future of the housing market for the remainder of 2006, he is optimistic ? in spite of all the noise that changes the market outlook on a daily basis.

Compared to last year?s peak numbers, the housing market is in decline for both new and existing homes for sale and the growth rate of prices continue to slow. Yet, the expected drop in sales has not been as bad as predicted, and the market collapse forecast has not occurred. The progressive slowdown is expected, however, to continue through the remainder of 2006.

The area of the homes for sale market that has been hit the hardest is the new single-family homes and existing condominiums and co-ops. Existing single-family homes for sale have faired the best with only a gradual decline in prices.

New home sales have fallen off sharply in 2006 and have the most volatile market indicators that cause the chaotic forecasts. There have been some ups and downs since the first of this year; however, new home sales are down overall by 10.9 percent since the end of 2005. Currently, builders have large inventories of new homes for sale that are expected to create further declines in both sales, prices and new construction starts for the future.

In May of 2006, the number of new homes for sale was up nearly 24 percent from last year for the same period. Median prices of new homes for sale were up by 5.1 percent for the same period but now have slowed drastically. With the average time to sell a new home being almost six months, builders are offering incentives to buyers, including helping with the closing costs, and are more willing to lower prices in order to sell off their inventories.

Condos and co-ops sales were off by 6.7 percent during the first half of 2006. The number of such homes for sale on the market has soared in the past year, gutting the market and bringing down prices and sales. The number of unsold units are up 73 percent.

The good news is for existing homeowners with homes for sale. This market is currently in good shape with both sales and prices holding up better than the new homes for sale market. Such sales have declined in seven out of the past nine months, but median prices are up 8.2 percent over the same period in 2005. According to Cooper, homeowners are not as willing to lower their prices as are builders, preferring to leave their homes on the market in order to find buyers willing to meet their price.

The bad news for owners of homes for sale is the number of existing homes currently being put on the market. In May of 2006, the number of existing homes for sale rose to 3.6 million, that?s one million more than in May of 2005. This is sure to begin affecting the existing homes for sale market. Additionally, the Federal Reserve is expected to raise interest rates soon that will affect mortgage rates for buyers. Right now is the best time to sell your home as buyers race to lock in current mortgage rates before the Federal Reserve takes action.

The predicted housing bubble crash is not expected in the near future. Consumer confidence is up by one point in June of 2006, according to the Conference Board?s index on consumer confidence, weighing in at 105.7. With good buyer confidence in the homes for sale market, a solid economy, and good labor markets, owners with homes for sale are still at a competitive advantage for now.

Anchor - Two or more chips occupying any point within the inner board of the opponent

Pip Count - This represent the points in which a player is required to take in order to being bearing off. In the beginning of a game, each player starts with 167 as their pip count. This stands for:

- Point 24 - 2 chips= 48 pips
- Point 13 - 5 chips = 65 pips
- Point 8 - 3 chips - 24 pips
- Point 6 - 5 chips - 30 pips

For a pip count of 167 each.

Point - In backgammon, there are twenty-four points. This is not the score by any means, instead, this is the triangles that represents the spaces. However, this can also be used in scoring, in terms of how many points or wins the game is worth. For example, if a person wins a single game, it is worth one point, ?gammon? wins 2 points or a double game, and Backgammon is worth 3 points or a triple game.

Single Game - A game won by bearing off all chips before the opponent, when the opponent is bearing off as well.

Gammon - A game won by bearing off all chips before the opponent, when the opponent has not begun bearing off.

Backgammon - The name of the game, as well as a win. This win occurs when a person bears off all chips before the opponent and the opponent has not begun to bear off, and the opponent has a blot on the bar.

Bear off - This is the act of removing backgammon chips off of the board.

Blot - A single backgammon chip susceptible to attacks by the opponent.

Hit - To attack the blot of an opponent, the blot is then placed on the center bar of the board.

The Traditional Reverse is a reverse exchange that typically looks identical in structure to the Safe-harbor reverse, yet it will fall outside of the safe-harbor due to the fact that it can not be completed within the time frames provided. Typically, the exchanger is unable to sell their old property within 180 days of the parking arrangement, and therefore the time frames set forth by the safe-harbor are not met. This type of transaction is not necessarily a "red flag" for an audit by the IRS, but does require quite a bit more documentation and consultation by the intermediary to assure the transaction is done properly to avoid scrutiny by the IRS.

A Construction/Improvement Reverse allows the exchanger to park a piece of property or land that will be built upon or improved during the exchange period. This is the most powerful reverse exchange available, as it allows the exchanger to literally create the exchange property they will eventually exchange into through the development or construction process.

As is probably no surpise from the cursory review of the 1031 reverse exchange rules, the costs surrounding 1031 reverse exchanges are considerably more than those for a traditional, Forward Delayed Exchange. However, with replacement property often being the biggest challenge to a succesful exchange, many investors think they are quite often well worth the expense.

Memoir '44, by Richard Borg and Days of Wonder, is a marvelous World War II game, with features of traditional board games and war games. Fans of Risk and Stratego will easily pick it up, as well as players of popular miniature war games like Warhammer or Flames of War. It offers a little something for every gamer.

Memoir '44 game play revolves a large hex based board; one side that is reflects a pastoral setting, while the other shows a Normandy style beach. To make each battle unique, players can setup hex shaped tiles on each hex on the map, representing trees, water, towns, bridges, forts, etc. From here, players also can add bunkers, barbed wire, tank traps, and other obstacles represented by plastic pieces to the board. Finally, players setup their troops, provided in the form of plastic miniature soldiers, tanks and artillery, all nicely modeled and quite detailed.

Game play takes place in turns, with players using cards issued at the beginning of the game to decide what they can do, choosing the best cards to use from their collection for each turn. A wide variety of good and balanced cards makes for some interesting play, and the cards are nicely illustrated as well. These cards offer simple moves, like move only 1-2 units of troops in your left flank, or offer bonuses like air strikes, etc. Using the right cards at the right time will vastly affect the battle, and will help immensely.

The rulebook is very well written, with clear cut rules and illustrations that show exactly what needs to be done. While a few rules don't make perfect sense (i.e. a unit of troops that is reduced to just one figure can still shoot with the firepower of a fresh, four figure unit), most make perfect sense, and are easy to follow. The game set come with everything you need to play pretty much any WWII scenario set in the European theater, and includes several pre-designed scenarios, like Normandy, and several others, in the rulebook. The rulebook also has several useful hints and tactics for playing the game, and really gives a great overview of the game.

It could be argued that Memoir '44 is not a 'hardcore-enough' game to satisfy grog nards and WWII gamers who are more fond of a simple map with a thick rulebook, and could care less about the nifty design and slick packaging of Memoir '44. While this is certainly a fair enough criticism, it should be noted that Memoir '44 is a very solid game, and does a decent job of representing a mix between a tactical level skirmish and an overall larger operation in WWII. If you're looking for a great WWII game that is nicely designed, and easy to pick up and play, take a look at Memoir '44.

July Foreclosure Activity Increases

There was an 18% year-on-year increase in July foreclosure filings, according to RealtyTrac. The month saw 92,845 filings.

That is one new foreclosure filing for every 1,245 households.

While foreclosure activity continues to remain slightly below historical averages, there looks to be a significant amount of upward pressure on foreclosure rates in the next few months, siad James J. Saccacio, chief executive officer of RealtyTrac.

First, the billions of dollars in ARMs projected to reset in the third and fourth quarters could increase monthly mortgage payments for many homeowners, Saccacio explained. And the cooling real estate market exacerbates the problem for these homeowners by making it tougher for them to sell at a high enough price to pay off their loan balance.

Colorado had the highest rate of foreclosures in the country, with a new foreclosure filing for every 480 households. The state has had the highest foreclosure rate for five straight months.

Colorado saw an increase of 3% in foreclosure filings for the month, and a 55% increase for the year. The state reported 3,810 households entering some form of foreclosure.

Nevada had the second highest foreclosure rate for the second month in a row. There was one new foreclosure filed for every 533 households. There was a 31% increase in foreclosures for the month with 1,626 households entering some stage of foreclosure.

Texas led the country in the most foreclosures with 12,103 filings. The state has remained in this position for eight consecutive months. There was a 15% increase in foreclosures when compared to June.

Six states, including Texas, Florida, California, Michigan, Ohio and Illinois, represented 54% of the nation's foreclosure activity in the past month.

The retractable hardtop is the automotive equal of a Busby Berkeley routine. The roof raises, folds and shoves into the car?s trunk. Just to witness the operation is fascinating; much more is to experience the driving options of a convertible.

Car occupants are given a broader leeway for the exercise of their driving discretion. A free-spitted ride with the wind blowing the hair or a private drive that precludes the world from taking unwarranted chirp - these are the options available to them.

Advances in technology and engineering feat made convertible a big hit. Nonetheless, auto hardtop is not a recent discovery. Its inception could be traced ages ago. You think that the 1998 Mercedez-Benz SLK230 is the most popular convertibles bearing these exceptional hardtops? Think again. In 1934, Georges Paulin, a Parisian dentist and part-time car designer, designed and patented a retractable hardtop for a small Peugeot coupe. Paulin?s patron and coachbuilder, Marcel Pourtout, also helped in customizing the former?s designs on a larger Peugeot chassis. The cars were stunning and well received by many.

The patent of the retractable hardtop design was sold to Peugeot in 1935. During the World War II, Peugeot built a limited number of cars named the 402BL ?clipse D?capotable. Said cars used Paulin?s design. One of these remarkable cars is bought by Raymond Milo, a Los Angeles dealer in collectible European cars. According to Milo?s research, there are 470 ?clipse D?capotable manufactured however, only 30 of them exist up to the present time.

?The ?clipse was a milestone design and perhaps the most attractive example of Art Deco design applied to automobile coachwork,? Milo said. He added that unlike most first attempts to solve an engineering problem, the design was sound. Being manually operated, the top was relatively simple and could be raised and lowered by one person.

Paulin died during the Word War II holocaust. And his design seemed to be forgotten by the automaker. It did not reappear in postwar era until the introduction of the 206CC in the year 2001. It was followed by the mass-produced retractable hardtop called the 1957 Ford Skyliner.

The Ford Skyliner was built on the Fairlane chassis and was equipped with a 118-inch wheelbase. The rear deck of the car made it extraordinary. The space required to stow the top gave the Skyliner the proportions of a pickup truck.

It was reported that Ford persuaded Lucille Ball and Desi Arnaz to pitch the car on television. With the requisite amount of sexism for the period, Desi warned Lucy when she asked to try out the top, ?An automobile is complicated machinery; women just don?t understand.? The announcer said there is no truth to that statement and explained that the process is so simple anyone can do it.

The complexity of the engineering features made it daunting. The standard of hardtop convertibles was enhanced when Mitsubishi introduced the 3000GT Spyder at the Los Angeles auto show. The car is likened to the Camaro or the Firebird. It was offered with a retractable hardtop for the 1995-96 model years in naturally aspirated SL Spyder form and as the 320-horsepower twin-turbo, all-wheel-drive 3000GT VR-4 Spyder.

Mercedes-Benz invaded the hardtop scene with its own version of a fascinating convertible. It was delivered to the industry for the model year 1998. Said car was designed to compete with the BMW Z3 and the Porsche Boxster.

Now, the big names in the automotive retractable hardtop include the Mazda MX-5, Lexus SC 430, Pontiac G6, Volkswagen Eos and the BMW 3 Series. Volvo also introduced the Volvo C70 which carries a remarkable improvement of the Volvo 940 parts. Hope, product communications manager for Volvo Cars North America, management approved the cost of the Volvo C70 program after engineers pointed out that a single retractable-roof version was actually more efficient to develop than both a soft-top convertible and a fixed-roof coupe. Like the clutch pedal, the ragtop may be going the way of the rumble seat.

Starting about the first week in December (my wife and I celebrate Christmas), it seems like everywhere I go people are asking something like How's the Holiday shopping coming?, or Have you started your Holiday shopping yet?. You should see the looks of disbelief I get when I answer a resounding Yes! I'm all done. And, In most cases, the querying party admits that they have not even started, even if it is only a day or so before the blessed event. I feel for them!

You see, a few years ago my wife and I discovered a way to take the panic out of holiday shopping for gifts. And, when I give friends, business associates or sales clerks my Yes! answer, and explain why I am able to respond truthfully in this way, in most every case, our method of holiday shopping is something they have never considered before. It's not profound in any way, really, just practical and maybe a little out there to most, apparently.

There was a time only a few years ago, when we used that last couple of days before to frantically compete elbow to elbow with other like panic-stricken, wide-eyed scramblers. First of all, buying for each other - worrying about sizes, styles, tastes, would this look good on me-isms?, colors, etc., just about drove us nuts every year, anyway. Maybe you've been there too.

In an initial effort to retain a modicum of sanity during this rush, we started a holiday list about mid-summer with items we might want or need at the given time we wrote them down. These lists were exchanged a week or two before opening time. This method really didn't relieve the pressure or challenge of the above mentioned problems.

Then, there was still the additional headache of what we would buy for the friends and family members we exchange gifts with. I hate to say it, but all of this uncertainty and trauma over what is supposed to be a joyful season, really took a lot of the enjoyment out of it for us.

Again, I want to emphasize, that our unlikely method is not an earth-shattering discovery on our part. It is just a practical approach for two busy people who have most everything of a material nature they will ever need. And, we always get gifts of things we really want! I love that about it.

Okay, enough with the grand buildup. Here's what we do now. In late summer, we start getting a major bevy of catalogs. We must be on every mailing list in the Universe. That's okay, though, we want to be. You see, by looking through these wish books, we can bookmark items we really like, and ones we perceive some sort of need for. At least, they are items in styles and colors, or gadgets, that we really like, could really use. And, by sometime around Thanksgiving, each of our turned down pages, denoting our circled wish list items, has grown to a substantial number. A lot of the items have probably even been forgotten by then. Then, we just integrate items on this list into our respective budgets and order. It's that easy. The orders are filled quickly, there is plenty of time to make exchanges if necessary, and the gift receiver is able to exchange anything that doesn't fit or doesn't' look like it did in the catalog.

Well, there you have it. Not profound, but easy and effective. And, for whatever reason, the vast majority of my holiday shopping questioners I mentioned before, have never even thought of doing this. Maybe you have, but you would be in the low minority of the circles I travel.

Conflict is a word many of us either were taught or learned by experience to avoid. Fighting. Nastiness. Anger. Family Feuds. On a national level, conflict connotes failed diplomacy, armed warfare, environmental devastation, even genocide. My dictionary describes it as an ongoing state of hostility between two groups. Makes me shiver.

When you turn to contemporary peace studies, however, a broader definition begins to emerge. Not only in cases of radical disagreement or ill will, today scholars understand that conflict can also occur in cooperative situations, in which two or more parties have mutually compatible even the same -- goals, but when they try to achieve these goals, the parties disagree about methods, and get in one anothers way.

Ive been there. So have you. (Cmon, fess up. Nobodys listening except you.)

Conflict can be polite, friendly, agreeable, cool, barely civil, angry but if there is disagreement over goals, resources, or methods its conflict all the same. Social scientists who love typologies divide conflict into several levels of analysis intrapsychic, between individuals, within or between groups, within organizations, among the various aspects of a community, at the level of the state as in civil wars and election campaigns, and between nations.

Systems theory teaches that conflict manifesting at any of these levels may appear nested in conflicts residing at larger levels of analysis. For example, conflict within a committee may play out the dynamics of a broader conflict in the organization as a whole and vice versa.

Before your eyes and brain glaze over, let me move to what I found to be the most useful information for those inevitable times when conflict comes around:

High concern for only the other partys outcomes leads to backing away. The other party may win but the conflict goes underground.
High concern for only ones self and ones own outcomes leads to attempts to win.
No concern for either sides outcome leads to attempts to avoid the conflict. Lets make nice and the conflict will go away. (Not.)
High concern for both ones own and the other partys outcomes leads to attempts to find mutually beneficial solutions. The Quaker question in times of conflicted decision making is helpful here Is this proposal an outcome you can live with?

Theory only goes so far. Im still conflict averse. But its comforting, somehow, to know that conflict is not a sign of pathology. Conflict is natural aspect of every human community. Its how we deal with conflict that matters. Now. Today.

Disney World Baby A Guide To Travel With Your Baby Or Toddler

A vacation to Disney World brings out the child in all of us. Disney World Florida is one of the most popular family destinations. We all know that travel can be stressful. Add a baby or toddler to that journey and the stress level can be off the scale. However, it does not have to be that way.

I have traveled extensively with my children, and visited Disney World many times, and there are definitely ways to make it an easier experience. The planning starts before you go. Firstly, you can pack lightly if you plan. Remember that it is not going to be the end of the world if you forget something. There are lots of stores at Disney World! If you start with this mind set then you will find that it no longer seems like a good idea to pack a huge suitcase just for your baby. Pack a couple of days supply of diapers, wipes and any special food that you need in your suitcase, and a days supply in your hand luggage. Remember that clothes can always be washed, diapers and food can be purchased when you get there. If you stay in a Florida vacation rental this is very easy - you will have a washer and dryer and will be located close to stores, or may even have a sundry store on site, to stock up on supplies.

If you fly with a child aged under 2 you can decide if you want to purchase a seat for them or not. If you do not buy them a seat you will have to travel with them on your lap. It is tempting to save money and not book a seat. Your primary concern will of course be the safety of your child. You will be very glad that you purchased a seat for your child if you have a turbulent flight or bumpy landing. If you have a seat for your baby then you can take your FAA approved car seat and strap it into to the plane seat.

You should take your car seat on board with you even if you do not have a seat for your child. It may be that there are empty seats on the plane which you can use, and also, if you have your seat with you then it will not be damaged or lost in checked luggage. When an airline lost one of my car seats and I was stuck with hiring one for the week I decided that never again would I trust my seat to the checked luggage lottery!

Always take your own stroller. Yes, you can rent them in the Disney World parks, but obviously this adds to your costs, and isn't any use in the airport! When traveling with a young baby I always carried the baby in a sling and used the stroller to carry the car seat. This also makes it easier when you are getting through airport security. You have to fold up your stroller and put it through the X-ray machine and this is easier to do if you have your child in the sling. You will then have to take your child out of the sling and follow the instructions of the TSA screener to walk through the metal detector.

Many airlines allow you to pre board with young children. Ask the check in staff if this isn't clear company policy and they may let you pre board anyway. This is particularly important when traveling with airlines that do not have seat assignment - you really do not want to fight your way to your seat with a baby, your car seat and your hand luggage.

On board remember to take your child's favorite, quiet, toy. Pack lots of small items in an easily accessible bag. Do not expect your baby or toddler to find the in-flight magazine entertaining once they have chewed it for a couple of minutes.

You need to remember that many airlines do not offer any kind of meal service. Any snacks they offer are not likely to be suitable for your baby or toddler. So always take a supply of snacks. Remember that your flight may be delayed so always have more with you than you think you will need!

When you arrive you will probably be renting a car. It is much easier to choose an on airport location. You really do not want to travel on a shuttle bus with your baby, your luggage and your car seat. There are many on site car rental agencies at Orlando International to choose from. Make sure that there are enough seats in the vehicle that you choose to accommodate the car seat safely. Always take adequate time to fit the car seat safely. A cost advantage of taking your car seat with you is that you will save a lot of money - yes you can rent a car seat from the car rental company but you will pay a lot for the privilege. If you are renting for a week you could buy another car seat for the cost of a rental!

When choosing a place to stay always check for baby and child friendly features. Many hotels now have kid welcome packs, free use of cribs, and kids can eat free in the restaurant. Another option is to stay in a Florida vacation rental home. This option offers a home away from home with all the facilities that you need. Some homes are particularly geared towards children with free use of travel crib and highchair.

Traveling with a baby or toddler to Disney World can be a great experience with some advance planning.

What kind of camping lanterns best fit your outdoor needs? Do you need light weight for backpacking, or is maximum light more important?

Camping lanterns have been around for quite a while, especially fuel lanterns like kerosene and gas lanterns. LED lanterns, rechargeable lanterns or electric lanterns, butane lanterns, propane lanterns, battery lanterns and candle lanterns are newer to the scene though. All of them being different they have advantages and disadvantages...

If you already have a camping stove or other camping equipment that uses fuel consider getting a lantern that uses the same type of fuel so you won't have to remember to bring both fuels and you'll use less space too. Although some dual-fuel Coleman lanterns will burn both white gas or unleaded gasoline (check to be sure).

Camping lanterns that burn fuel can come with either glass globes or metal mesh globes. The advantage to glass is that it lets more light through, but since it's glass it is fragile. Metal mesh globes are much tougher than glass but they do block some of the light.

When you buy a camping lantern make sure to get extra mantles, fuel, bulbs, and/or batteries, it's not much fun needing a lantern part in the middle-of-nowhere and not being able to get it when you need it.

Candle lanterns can be lightweight at 3.7 ounces, but you may not want to use them as a camping lantern as their light output leaves something to be desired at 1 to 1.5 watts. They're pretty much a candle with a protective sheath to help prevent the flame from blowing out in the wind and keep things a little safer by avoiding an open flame. Another drawback... the sheath enclosure also makes it more difficult to roast marshmallows over your lantern. ;-)

I recommend going flameless especially inside your tent. It doesn't take much to start a fire with a high intensity heat source. Falling asleep and tipping your camping lantern over is all it takes to put your life in serious jeopardy. There are a lot of great battery lanterns, LED lanterns and rechargeable lanterns available. Play it smart.

While great LED lanterns put out a good amount of light I haven't found one yet that can match the light output of well-designed flame camping lanterns. If you need a lot of light in a local outdoor area have a look at butane, propane, and gas lanterns. Some of these lanterns crank out up to 235 watts of light! That's more light than most people use to light a room at home. One of the butane lanterns even allows you to focus the light more intensely with reflectors and another is refillable with lighter fluid helping to make it great for...

and mouth on them. Put one on your hand and the other on your kid's. Now make
any conversations using this sock puppet and watch your kid getting drawn into
the game completely. You can teach him social skills with this game and also
make the old stories more amusing.

To teach
your little one color, you can make each day a color day. So if it is a red
day, you and your child wears red outfits, eat red apples, jams and tomatoes,
pick red flowers and cover bedroom set with red sheet. This will
make him remember the colors more effectively. To help him understand shapes,
you can use cardboard boxes of different shapes and sizes and create a train
out of them. Empty cereal boxes, take-out covers and other such throw away can
be used to create the train. Make holes and use string to connect the end of
one box with the front of the other.

If your
toddler loves cars, use bedroom furniture to start a journey.
Make pillows the car seats and bed, the car. Give him a circular plate to turn
into a steering wheel and take him to distant lands! You can show him animals,
fishes, people, vehicles and anything else while on the journey.

Saving Money With Twins Part II

No matter how frugal you are, you are going to have to buy a few things to prepare for your twins' arrival. Watching commercials and listening to well-meaning family and friends will have you believing you need tons of gear and all the latest trends. Now you can go that route but I am sure in the long run you will live to regret it.

At some time or another I have had to change things up a bit. Sometimes it was because my boys were growing tired of something (chair, bouncer, etc.) or because I just plain ran out of supplies. One thing I came to learn was that I did not need most of the supplies and furniture many people convinced me to buy. Here are a few things to try that really work if you can get past your pride a bit.

When it comes to diapers, the cheaper the better. I am a huge fan of Target? brand! They have been the best at preventing leaks and the cheapest (even when you do a comparison at a whole-sale club). You will need to be sure you buy at least one case (that's right a whole case) of Newborn or Size 1 diapers depending how big your babies are at birth. If you go to term you may want to skip Newborn and jump to Size 1. If the diapers are a little big just fold them down for a few weeks. This will keep you from having to exchange them after you have already used half a box. Also start stacking up on Sizes 2 and 3. My boys are tall but they have been in size 3 since they were a few months old. Be well stocked and do not open any boxes until you must use them. You want to be able to return any that do not fit.

One thing I cannot stand is a leaky diaper. Especially when you do not realize it leaked until it is all over you. Many grocery stores have their own brand of diaper liners that fit almost like a maxi pad inside the diaper. It may be hard to wrap around putting a pad in your babies' diapers but believe me, they keep you from having to buy costly overnight diapers. If your babies are close to the next in size diapers (code name for less in a pack for the same amount of money) go up to the next size but be sure to use the liners to get the most out of the lesser amount of diapers.

As I said before, make your own wipes. In the event you cannot make your own you can always buy wipes in bulk and then use them to bathe your baby also. This will eliminate the need for a baby bath tub (which is a waste). You can also use these to remove your make-up and wash up on a day when a shower is just not going to happen!

Go to the thrift store and stock up on bottles. If you wash and sterilize them in really hot water they will be fine. Be sure to look for newer ones because you want to make sure they have no mold that you cannot see. You can also use bottles as containers for little things such as cotton balls, Q-tips, etc. when you travel.

Yard trash bags or scented kitchen bags are a cheaper alternative to buying a baby waste basket. You have more space to put more diapers in the larger trash bags and then you can manually twist it closed or put a loose knot in the bag yourself. You will not have that awful dirty diaper smell if you keep the bag closed. This will save you big money when it comes to replacement bags. Just be sure to keep the bags out of your children's reach.

Big trash bags also work as a cheaper, smaller storage option. Instead of buying expensive or bulky totes, you can put your babies' old and unused clothes in them to store away. You can put toys or other items in these bags and throw them in the closet until you need them again. If you choose not to use them again you already have everything bagged up and ready to send to your local charity.

Large freezer bags are a cheaper and better way to store wipes in your diaper bag. They can be bent and easily fit in small spaces. They are light weight so you won't add to the already heavy load you are carrying.

Small freezer bags are a great option for storing food your babies' need. You are probably going to be in a location that has a paper/plastic cup so you can transfer the food into a cup or feed right out of the bag. They are light weight and with the food being in a freezer bag you do not need to use a microwave to heat the food, just run it under warm water for a few seconds.

Instead of buying one of the expensive brands of baby detergent opt for a less expensive regular organic or natural brand. You can still buy a large/family size container and you will be using a better product on your babies' clothes. Use the detergent on your clothes so you won't have to buy two different kinds of detergent.

Instead of buying a crib use a pack n' play. Your babies will probably be able to fit in one of these together for many months. My boys are over a year old and they are still able to sleep in one together when we travel (it's tight at this point but it works for a few days and they enjoy the smaller space). If you really want your babies to have separate beds you can still opt for two pack n' plays and you will save hundreds of dollars. You can find a good pack n' play at your local thrift store or yard sale.

Jumpers, walkers, bouncy chairs, and swings can all be used not only for entertainment but also to feed your little ones. You do not have to use high chairs and it makes clean up a lot easier because your little ones are occupying a smaller space. It makes clean up easier because as soon as you are done feeding them they are already occupied with an activity.

Paper towels can be used not only to clean messes and make wipes they can also be used as washcloths. If you buy a good quality brand such as Viva? you will find you get more bang for you buck. I have been able to clean both my boys with the same one (even as I constantly rinse them). I discovered this when we ran out of laundry detergent. This will save you laundry time and you will use far less water.

Receiving blankets are a wonderful asset. I bet you did not realize you can use a soft receiving blanket not only to warm your little ones but also dry them off after a bath. Pack a receiving blanket instead of your babies' towel the next time you travel. Try keeping a receiving blanket in your babies' diaper bag to use instead of buying a changing pad. It's softer and a lot warmer than cold plastic changing pads.

I am sure you will probably receive many body suits for your babies. But, have you ever heard of the bodysuit extender? If not, it's a small patch like device that extends the length of your babies' body suits. As your babies get taller they can continue to wear the same body suits literally until they wear out. This is a good investment!

Sleepers are a necessity for any baby during the winter months. A common problem is that babies grow too long for the sleepers before the sleepers even have a chance to fade in color. To solve this problem I have to admit I did something that I thought was unthinkable (before having children). I cut the feet out and still let the boys wear them. However I had to do this in a cute way. I cut the feet out, folded and tucked the cut part under so it looked like a hem and then put socks on underneath the sleepers. It looked like regular pajamas instead of a cut up sleeper!

Buy a carrier and wait on the stroller. This is for all the physically fit moms and dads out there. If you can carry your babies together without it hurting your back, opt for a double carrier instead of a stroller for the first couple of months. Your babies will fuss less being closer to you and you will find it easier to get things like grocery shopping done. You can find a good reasonably priced double carrier online.

Once your babies are too heavy for their carrier, hopefully they will be big enough to sit (with minimal support) in an umbrella stroller. Believe me when I say I was not a fan of the umbrella stroller but now they have really nice ones that are far cheaper (to buy two) than one double stroller. You can then buy an attachment (sold at most baby stores or online) and attach the two strollers together.

Car seats are not only important they are a must have! We chose to buy infant seats because we did a lot of travel in our area. It made it easier for us to carry them and load them up. Also it made for another feeding option when we were at home. However your most cost efficient option is a convertible car seat. These models generally cost more up front but in the long run they are a cheaper option if you do not plan on traveling often.

Buying things for your twins will put a major dent in your wallet if you are not creative. Try your best to do most of your shopping at your local thrift stores and yard sales. You won't be sorry!

One of the great moments in a No Limit Holdem tournament comes when you hear a player announce that he/she is All-In. In No Limit poker, players are allowed to back up their hands with every chip they have available. While there is no limit on the maximum a player is allowed to bet, this doesn't mean that there are no rules governing betting in No Limit holdem.

Before the Flop:
There are two forced bets, the blinds. Anyone wanting to see the flop must match the bet of the big blind by calling. Players may decline to play the hand and fold, or they may really like their cards and decide to raise.

The minimum raise on this betting round is double the big blind. Players may bet more than that, but they cannot bet less. For example, the blinds are $200 and $400. A player wishing to raise may not make the bet total $500. They may call for $400, or raise for $800 or more.

After the Flop:
Once the flop has been dealt, players in the hand are allowed to check if there is no bet before them. If a player would like to bet, they place something called a bring-in bet that must be at least the size of the big blind. In our example, where the big blind is $400, the bring-in bet must be at least $400. It may be $410. It may be $500.

This is a bring-in bet, not a raise, and doesn't need to follow the same rules as a raise.

Raising on any Round:
In order to raise in No Limit holdem, you must double the bet made before you. Here is an example:

> small blind posts $200
> big blind posts $400
> #3 wants to raise. The bet in front of him is for $400, so he must at least double that amount. He can raise $400 or more, making the total bet $800 or more.

This becomes less clear when players are re-raising. For example:

> small blind posts $200
> big blind posts $400
> #3 raises $600, making the total bet $1,000
> #4 wishes to re-raise. The bet before him is a $600 raise. He must raise at least $600 more, making the total bet $1,600.

There is an unlimited amount of re-raises in no limit poker. In limit poker betting rounds are often capped at four bets per round. This is not the case in no limit where players can re-raise each other until one runs of out chips to raise with.

Verbal statements are binding. If a player declares an action, they are bound to it.

FAQ:

What is a string bet?

In no limit poker, players can raise by performing one of two actions. They can announce the amount that they are raising, and then take their time putting the chips into the pot using as many hand motions as necessary.

Or, they may place a set of chips in the pot in one single motion.

They may not announce a raise, and then repeatedly go from their chip stack to the pot, adding chips each time. This is a string bet, and it is not allowed. Players may try to do this so that they can read their opponents as they add chips, adding until it becomes apparent they will not be called.

In a tournament I told a player I was calling his bet and raising him more chips. He said that is illegal. Is that true?

That's true. It is illegal. Players are given one action per turn, and verbal declarations are binding. So, once you declare that you are calling, that's what you've committed yourself to doing. Calling.

It seems trivial, and in some friendly games it might be. But, as a matter of proper procedure, in money games it only takes a moment to announce your intention correctly and will save you grief in the future. Simply say I raise.
